Specify on ledger beam detail on sheet S1: spacing, size and length of bolts that will attach ledger to the house. 2. Sheet S2: Clarify diameter of caisson as indicated on detail A. Are they all the same when either a 44 or 6x6 is use? If existing house footing is in the way for caissons that are adjacent to house, how will this be handled? 3. Clarify how the (2) 1-3/4"x9-1/2" LVL is attached to the 6x6 post. Will there be any attachment to the existing house? 4. Provide detail on how new patio cover roof will attach to roof on existing house. 5. Elevations on A2 are indicating that the deck floor is approximately 3 ft. above grade. The guard rail must not allow a passage of a 4" sphere up to the required guard height of 36 inches, These clarifications and details may be emailed to me by the engineer with his stamp on them to expedite the process. It is not necessary for my review to have any of the existing sheets reprinted. Contact me please if you have any questions. We have spoken with Brandon, WR building department inspector, and he informed us that we would need new engineered plans submitted for the deck. We'd like to work together to make this process easier but we are very confused regarding expectations and barriers to obtaining our permit. Please find the answers to the questions you've inquired, we've answered to the best of our ability. Please also provide some clarity and direction as to what our next steps should be. 1. The original addition plans from 2017 regarding the deck, and including the revisions, were completed by our original contractor, Helton Enterprises. Unfortunately, he has not fulfilled his commitment on this contract therefore we are moving forward independently to complete our deck. I believe both original plans and revision are incorrect. 2. The survey documentation and the plot plan are not consistent with the recent changes and dimensions we have made to the deck. We have added a covered porch and extended the length of the deck to 30ft length and 15ft depth the will attach directly to our home with beams and ledger boards 3. We submitted elevations of covered porch November 1st to Brandon on revised plans -he has copies. Regarding materials- pretreated lumber with Trex decking. The question regarding how tall the covered portion will be is a little unclear and we'd like to contact you directly to discuss. Dustin, my husband, will contact you at the number provided to discuss. We appreciate your help and will be in contact tomorrow. The current year value represents the market value of your property that is an estimate of what it would have sold for on the open market on June 30, 2016. If data is insufficient during the base period, assessors may use data going back in six-month increments from the five-year period ending June 30, 2016. Sales have been adjusted for inflation and deflation when there has been an identifiable trend during the base period, per Colorado Statute. You may file an appeal with the Assessor if you disagree with the current year value or the property classification determined for your property. What is your estimate of the value of your property as of June 30, 2016: $ Reason for filing an appeal: ALL PROPERTY TYPES (Market Approach) The market approach utilizes sales of similar properties from July 1, 2014 through June 30, 2016 (the base period) to develop an estimate of value. Colorado Law requires the assessor to exclusively use the market approach to value residential property. All sales must be adjusted to inflation or deflation to the end of the data -gathering period, June 30, 2016. If you believe that your property has been incorrectly valued, and are aware of sales of similar properties that occurred in your immediate neighborhood during the base period, please list them below. PIN # Property Address Date Sold Sale Price COMMERCIAL PROPERTY (does not include single-family homes, condominiums or apartments) Commercial and industrial properties are valued based on the cost, market and income approaches to value. Using the income approach, the net operating income is capitalized into an indication of value. If your commercial or industrial property was not leased from July 2014 through June 2016, please see the market approach section above. If your property was leased during the data gathering period, please attach an operating statement indicating your income and expense amounts. Also, please attach a rent roll indicating the square footage and rental rate for each tenant occupied space. If known, attach a list of rent comparables for competing properties. You may also submit any appraisals performed in the base period on the subject property, and any other information you wish the Assessor to consider in reviewing your property value. The exterior sidewails are frame with siding suOaoes, The foundation watts are coRcrete_ t understand that the installation of egress windows is planned for in two locations along the southeast side of the house. 5805 West 39t'Avenue, Rothermel Page Three When I can be of further assistance, please contact my office. } « N vev2 .:a..» »<..» AI \ \\ A0.S99«©\ % 5805 West 39h Avenue, Rothermel Page Two This basement has existing windows in the bedrooryis along the southeast side of the house. These existing windows are both approximately 32 inches wide and I understand that, to meet the current egress requirements, the selected existing window openings will be modified by increasing the vertical dimension (height) as well as the horizontal dimension (width),such thatthe new window openings are approximately 48" square, Based on my visual review of the existing window opening and the foundation walls at this location, the egress windows can be installed at the proposed location. However, additional support framing will need to be added to support the new width of the openings, new 1.3E3Y2"x71/4" LVL support header will need to be installed across the top of each new opening. Full blocking to the existing rim joist and adjacent framing is required. Ther LVL header beam needs to be configured such that 5 inches of bearing on the concrete foundation wall is provided at each end of the new opening. This review was limited to the present condition of the visibleMems discussed above and is not a prediction of the future behavior of the building components, This report does not include the review of the materials selected or their installation. This report is for your exclusive use, No guarantee or warranty explicit or implicit is offered as part of this review, In additionto this report, any verbal communication with the engineer atthe time of this site visit is also a vital part of this review and is information which you should consider, w i A.
