On this date, Crown Jade Design and Engineering, Inc
personnel, David Benjamin, in direct communication with me
and under my supervision returned to the above address for
the purpose of inspecting the reinforcement work as
specified in the Structural Roof Framing Evaluation Report
dated .c The repairs as designed were performed
satisfactorily.
It is my opinion that the existing roof framing will
be able to support any new concrete the shingle having a
maximum dead load of 11`:10 psf now that the additional
reinforcement specified in the aforementioned report has
been satisfactorily installed, provided that the existing
shingles are completely stripped 'off and provided that the
new shingles are installed according to their manufact-
urer's specifications.

Dear Mr. Carlin:
On April 2, 2010 David Benjamin of our office, and
April 19, 2010 I examined and measured the existing roof
framing at the above residence for the purpose of
determining the structural feasibility of re-roofing with
new standard weight concrete tile shingles having a
maximum weight of 11.0 pounds per square foot (psf).
Structural design criteria includes: building code is 2003
International Residential Code (IRC) as amended by the
local building jurisdiction; snow load of ,30 ;psf; wind
speed is 100 mph,

overstressed under maximum load conditions are the lower
corner overhang rafters at 3 -1/2 gables, 2 at the south, 1
at the north and 1/2 at the east; accordingly, I recommend
that a new 1/4" x 4° steel flitch plate be installed as
shown in the attached Sheet No. 1 of 2 to those rafters.
Another area that needs support is the 3x6 rafters over
the rear porch; there is currently no support at portions
of the porch; accordingly I recommend that a new 1/4 x 3
x 3 angle be installed as shown in the attached Sheet No.
2 of 2, a marked up photograph. The rafters at the areas

with 8' between posts are actually supported by the 2x6
T &G sheathing. A third area that needs reinforcement is
between two trusses up in the house attic; a truss was not
installed and 2x6 rafters serve as the roof support and
these rafters were spanned too long to support the maximum
loads imposed; accordingly I recommend that new 16' long
2x6 rafters be attached to the existing rafters, secured
with 16d nails at a maximum 6 spacing. It is my
experience that most contractors know how to install the
above reinforcement; they can certainly contact our office
for clarification and answers to questions.
There is a likelihood of over 3/4" of deflection of
the roof framing under full 30 psf snow load conditions,
which may result in cracks in the drywall, particularly at
the taped joints where the interior partitions meet the
ceiling. Some of this deflection may occur as soon as the
tile is installed. Other cracks and deflections may occur
under snow load conditions, because the maximum mandated
snow load is twice the assumed dead load for the weight of
the building materials. Per our analysis, the calculated
deflection will be within the limits of deflection as
specified in the 2003/2006 International Building Code.
It is my opinion that the existing roof framing will
be able to support any new concrete tile shingle having a
maximum dead load of 11.0 psf once the additional
reinforcement specified above has been satisfactorily
installed, provided that the existing shingles are
completely stripped off and provided that the new shingles
are installed according to their manufacturer's
specifications. Because I am specifying shingles by weight
rather than by brand name, it may be necessary to include
product brochures with this report when submitting it to
the Wheat Ridge Building Department for a re- roofing
permit, so that they can relate the brochure and the
maximum dead load weight we have approved for the re-
roofing installation. To serve the best interest of all
parties involved, I require that you contact our office so
that we may inspect the finished repairs at the owners
expense ($150.00) for compliance with this report; we will
provide a letter to you approving the repairs upon proper
completion. Failure to do so relieves Crown Jade Design
and Engineering, Inc of any and all claims arising out of
failures related to improper reinforcement installation.
May I remind you that most building departments require a
building permit for roof reinforcement work in addition to
the building permit required for installation of the new
roof; certainly contact your building department prior to
installation of the roof reinforcement.
Inasmuch as the site review of an existing structure
for the purpose of observing the structural conditions
requires that certain assumptions be made regarding
existing conditions, and because some of these assumption
may not be verifiable without expending additional sums of
money or destroying otherwise adequate or serviceable
portions of the building, the client agrees that, except
for negligence on the part of the Engineer, the Client
will hold harmless, indemnify and defend the Engineer from
and against any and all claims arising out of the
professional services the Engineer provides. If conditions
not identified in this report are discovered during
subsequent inspections or repair work, this engineer
should be contacted for appropriate re- evaluation and
recommendations.

A. Drywall
l. Furnish all materials, equipment and labor to:
a. Demo existing hallway wall and patch wall and ceiling
from demo.
b. Build archway at end of the hall.
B. Baseboard Heating
1. Removal o£ one (1) section of baseboard heat in entryway.
a. Cut out and remove 1- 4x8 section of basement ceiling.
b. Drain hydronic heat lines.
c. Cut out baseboard heat.
d. Tie in pipes under the floor.
e. Refill and start hydronic loop.
C. Electrical
1. Remove and relocate/rewire circuitry for:
a. 1 - 3-way switcr
b. 1 - duplex receptacle
2. Existing liqht fixture in dining room to remain.
D. Hardwood Flooring
1. Owners Responsibilities
a. Supply 220 electric power. Can use power behind ranqe
in kitchen.
b. Touch up all areas needing paint and painting.
2. Contractor Responsibilities
a. Remove and replace wood base and shoe at affected areas
of new oak flooring.
b. Provide visqueen at openings to control dust infiltration
into other areas as well as possible.
c. Remove furniture and wall hangings out of construction
area to remove flooring, install new and refinish.

d. Remove existing carpet, pad, tackstrip and particle
board underlayment at existing areas to receive new
oak £looring.
e. Cut back existing flooring in dining room and install
#1 2$x3$x3/4 white oak with beveled edge to match
existing. Install pegs in hall flooring.
f. Supply, mill and install white oak bullnose molding at
edge of stair.
3. NOTES
a. A 50% deposit of $919.25 will be required by owner
prior to placing of order of new oak flooring.
b. Grain and pattern of new wood may vary from existing.
c. Approximate 3-week delivery for oak flooring from date
of deposit and order.
E. Tile
1. Demo existing entry tile and provide new Dal-Tile Porcealta,
12x12 matte or textured tile installed in thinset bed over
metal lathe with standard, sanded grout.
Colors as selected by owners.
Grout color as selected by owners £rom samples supplied.
