Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building

This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE

person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

Dear Sir's,
On August 19, 1998, the City was requested by the tenant of 6431 W. 44t'Place to come and
inspect concerns she had related to her aparhnent. Upon arriving at the above referenced address
there were four items noted that were obvious violations of the 1994 Uniform Housing Code which
are stated below;
1. The furnace room ceiling currently does not provide a one-hour separation between the
unit above. (Uniform Housing Code, Section 901)
2. The fumace is illegally spliced with nonxnetallic sheathed cable connecting the flexible
metal conduit and the furnace. (Uniform Housing Code, Section 701.2)
3. Water heater pressure relief valve does not terminate to the exterior of the building or to
an approved location. (Uniform Plumbing Code)
4. Kitchen sink drain leaking at P-trap. (Uniform Housing Code, Section 505)
Please note that three out of the four violations listed above constitute this address as a
substandazd building as defined in the 1994 Uniform Housing Code, the Code states, "bui[dings or
portions thereof which are determined to be substandard as defined in this code are hereby
declared to be public nuisances and shall be abated by repair, rehabilitation, demolition or'
removal in accordance with the procedure specified in chapter II of this code. " Per a phone
canversation with Hazold on August 26, 1998, Harold stated you were awaze of some of the issues
and were going to take caze of them by the end of August or the first of September. Harold also
informed me that the apartment may become vacant in the near future.
I would like to request that the Building Deparhnent be allowed to do a more thorough
inspec6on of the aparhnent in question and possibly the entire buiiding to detemune if there are any
unsafe conditions in the remaining units.

Due to the violations noted for the above referenced address we must request that all items
listed above be corrected by licensed contractors no later than Seatember 14.1998 to avoid having
the City commence with the abatement process as stated in the Uniform Housing Code.
Pernuts will be required for these repairs and your contractors will be required to be licensed
with the City of Wheat Ridge. Please contact my office at 235-2853 with a time frame related to
correcting these issues along with information regarding doing a more thorough inspection of the
apartment building or if you have any questions or comments regazding these issues.

Dear Mrs. Battenburg,
Per your request we meet at your apartment today to investigate possible housing code
violations. At that time I requested that you submit a letter to our office stating what your
concerns were regarding the property, I currently have your letter and I am in the process of
researching to see if yotir concems can be addressed by the Uniform Housing Code.
During the inspection I did notice some obvious violations which aze noted below,.
1. The furnace room ceiling currently does not provide a one-hour separation between the
unit above. (Uniform Housing Code, Section 901) 2. The furnace is illegally spliced with nonmetallic sheathed cable connecting the flexible
metal conduit and the furnace. (Uniform Housing Code, Section 701.2)
3. Water heater pressure reliefvalve does not terminate fo the exterior of the building or
to an approved location. (iJniform Plumbing Code)
4. Kitchen sink drain leaking at P-trap. (Uniform Housing Code, Section 505)
We will be contacting the owner regarding doing a more thorough inspection of your unit
and I will keep you advised of the situation. If you have any questions ar comments please feel
