All required information for this request was received on January 28, 2003. Using the information submit[ed and the effective National Flood Insurance Program (NFIP) map, we determined portions of the property described below aze in a Special Flood Hazazd Area (SFHA), the azea ihat would be inundated by the flood having a 1-percent chance of being equaled or exceeded in any given year (base flood); however, the structure on the property is not in the SFHA. Property Description: Lot 10, McArdle Subdivision, as shown on ihe Plat recorded in Book 16, Page 62, JefFerson County, Colorado Street Address: 12215 West 42nd ~AV Flooding Source: Cleaz Creek This letter aznends the above-referenced NFIP map to remove the structure from the SFHA. The structure is now in Zone B, an azea of moderate flooding outside the SFHA. Flood insurance coverage for the structure may be available under a low-wst policy (see enclosed document). Because portions of the property remain in the SFHA, any fuNre construction or substantial improvement on the property remains subject to Federal, State, and local regulafions for floodplain management. Although we based our detemrinarion on the flood data presendy available, we aze currenUy revising the NFIP map for the City of Wheat Ridge. New flood data wuld be generated that may affect this property. When the new NFIP map is issued, it will supersede this letter.
