Effective December 1, 2014, asphalt shingle installations require an approved midroof inspection, conducted when 25-75 percent of the roof covering is installed, prior to final approval. Installation of roof sheathing (new or overlay) is required on the entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and Mid -roof inspections may be called in at the same time, 100 percent of the sheathing must be complete and 25-75 percent of the midroof may be complete. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. Roof ventilation is required to comply with applicable codes and/or manufacturer installation instructions, whichever is more stringent. If accepted by Beyond Roofing, the Work shall be provided with no additional cost to the Homeowner except for the deductible and agreed upon amounts related to additional work not covered by the Homeowner's insurance. Colorado SB38 and CRS 18.13.119.5 prohibit Beyond Roofing from paying, waiving or rebating the Homeowner's insurance deductible. Beyond Roofing will effort to begin the Work within fifteen (15) business days after the receipt of Homeowner's initial payment and complete the Work within ninety (90) days of beginning. Subject to applicable terms and conditions, Homeowner has the right to rescind this Agreement and obtain a full refund of any deposit within 72 hours after entering into this Agreement. If Homeowner plans to use the proceeds of a property and casualty insurance policy to pay for the Work, Homeowner may rescind this contract within 72 hours after receiving written notice from the property and casualty insurer that Homeowner's claim has been denied in whole or in part.
