A review of your submittal documents for CitY of Wheat Ridge Plan #08-0052 for a second floor
addition and interior remodel at 12000 W. 29" Place, Wheat Ridge, CO, 80033 was conducted and
the following conections to and clarifications of the submitted plans are required:
LVL beams indicated on page S-1 SHALL NOT be notched at points of bearing (ends). Consult
with engineer-of-record prior to installation and obtain an approved alternative that is compliant
with code and manufacturer's installation requirements. Wet-stamped letter and/or detail drawing
outlining required change(s) is required.
2. Foundation notes on Page S-2 indicate that a soils report is required to verify foundation design
prior to construction, and that alteration of foundation design may be required. Obtain soils report
and confirmation that submitted foundation design is appropriate for soil conditions .
A review of the submitted plans will recommence after submission of the requested corrections and
clarifications.

This is in response to plan review comments regazding the referenced project.
The plans call for a soils report to be provided in conjunction with the new construction.
The Helical Pier installer will provide a signed, sealed letter confirming that the piers
they install will have obtained sufficient torque to achieve the capacity indicated on the
drawings.
The notched LVL's which occur within the floor framing under the east and west upper
walls will now beaz on three stud packs built into the existing walls. See accompanying
drawing.

This is in response to plan review commenfs regarding the referenced project.
The plans call for a soils report to be provided in conjunction with the new construction.
The Helical Pier installer will provide a signed, sealed letter confirming that the piers
they install will have obtained sufficient torque to achieve the capacity indicated on the
drawings.
The notched LVL's which oceur within the floor framing under the east and west upper
walls will now bear on three stud packs built into the existing walls. See accompanying
drawing.

Occasionalty our company is asked to install A.B. Chance Company Helical Piers at sites where little or no subsurface soil
information is available. While we generally prefer to have the benefit of this infortnation, in such qses we design the helical
screw pile foundation for a"worst pse scenario" and proceed wifh the woNc.
In the Denver area, a"worst case scenario° assumes a site with expansive clay soil with a Plasticily Index (PI) over 40 and a
swell potentlal in the range of 25,000 to 40,000 psf. This is eutremey expansive clay soil, some of the worst in North America.
This type of soil exists in pockets throughout the Denver and Front Range area of Coloredo. Even chough not all sites have
expansive Gay soils, in the absence of subsurFace soil information, the foundation system must be able to adequately wifhstand
the effects of such soil just in qse.
Twenry years of observation has shown that helical piers installed to a minimum of 4,000 ft-Ibs of installa6on torque, or refusal
(defined below), into expansive clay soils exhibit no hea4e or movement or any kind regardless of depth and regardless of load.
Even helical piers with no vertical compression load have exhibited any heave over many years of observation. ("Design Notes
for Helical Screw Piles and Tension Anchors," Second Edition, June 2001, John S. Pack, P.E., p. 18)
We recommend the heliql piers be a minimum of AB. Chance Company SS5 shaR material with a minimum of a single 6-inch
diameter helix. It is rec:ommended the helical piers be installed to a minimum of 5,000 ft-Ibs of installation torque. This torque
requirement is to eliminate potential heave and also ensures a minimum pier design capacity of 25,000 Ibs with a factor of
safety of 2. If higher loads are to be carried by the piers, Men a higher installatlon torque would be used.
Occasionally, tfie material into which the piers are insNalled, such as claystone or sandstone, is so hard the helical plates do not
engage the soil and a grinding or refusal condiGon is reached. Again, twenty years of experience has shown that this conditbn
is evidence of very tight material into which water dces not penetrate.
It is recommended the hetiql piers be inshalled it a minimum depth below 9rade of five diameters of the largest helix used. (For
instance, 'rf an S-inch diameter helix is the largest helix used, the minimum depth of the pier below grade would be 5 z 8-inches
= 40 inches) Beyond the minimum depth, each helical pier is to be installed to the depth where a minimum of 5,000 ft-Ibs of
installation torque or the refusal condition is achieved.
