Bob, I will direct my comments to the questions that fall in my structural engineering field only. Item 1 The path of structural support for the stairs from the new upper level door to the lower existing level on the right is in question. There are only 7 treads in this stair run. Only 3 1/2 feet of the stair weight will fall on the existing upper level floor. Since there is nothing I can do to strengthen the existing floor, I propose to strap the full weight of the stairs to the upper roof beams, or clear story beams. Item 2 You question the new closet point loads of TJI's and their spans. The plans have been revised. The TJPs, 350 Series, as shown on the upper level floor plan will continue to the left to create a floor for the proposed new closet. We will build a pony wa11 directly off of the lower level bearing wall up to this new section of floor. The previously proposed glu lam beam of 5 1/8 X 15 will be down sized to 2- 1 3/4 X 11 7/8 mrcro lams and the beam will be placed on top of the existing garage roof and blocked down at each end to the bearing wall below. The existing tar and gravel roofing, if any, will be removed and the roof built up and flashed for proper drainage. Item 3 You question the foundation system of the existing garage. To the best of my knowledge, this system is footings and 3'-6" stem wall grade beam. I will state this in a separate letter along with the statement of the structural capacity of the existing foundation system to carry the proposed building loads. Item 4 Questions have arisen as to the fire protection for the existing garage and house proper.
