REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec. R806. The installation of ridge venting requires the installation or existence of soffit venting. For calculation purposes, one hat or turtle vent equal to one-half of one square foot of opening. Effective December 1, 2014, asphalt shingle installations require an approved midroof inspection, conducted when 25-75 percent of the roof covering is installed, prior to final approval. Installation of roof sheathing (new or overlay) is required on the entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and mid -roofs may be called in at the same time, one hundred percent of the sheathing must be complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. Roof ventilation is required to comply with applicable codes and/or manufacturer installation instructions, whichever is more stringent. Summary # 1 The problem in this case was clearly not communications between customer and contractor, but rather between contractor and subcontractor. # 2 This sentence makes no sense, how can many problems be satisfactory or acceptable? Issues not addressed. 1. Knee Wall- should be rebuilt, stained and varnished. 2. Cove Base around bench is falling in. The wall behind the cove base obviously does not have proper support. 3.Damage to studs in the ceiling. These are the areas where second subcontractor drilled holes according to TI's designs and kept running into the studs. 4. The drawer of the cabinet that runs into the wall. 5. None of the adjoining walls were mentioned. Some have nails that have popped out, some were very poorly textured. 6. The four corner cabinets which still need proper hinges. 7.Tambour-which was pulled out because the subcontractor (Mark Jennings responsible party) could not straighten it out because the wall was crooked. 8. One hole left by electrician (outside). 9. The plastering around several lights needs to be repaired. 10. Hood vent for cook top-These pieces were duck taped together (Mark Jennings responsible party). They should of been screwed together. Also another piece should of been bought to put at the top so the hole cut in the cabinet (which was too big) is covered and the insulation does not keep falling out from the cieling. After looking at the workmanship of the cabinet installation, the person or persons who installed the cabinets have no knowledge of proper standard cabinet installation. It is in my opinion that the cabinets all should be removed and reinstalled properly. Some of the cabinets will have to be replaced because of damage to cabinet boxes and doors. Each should be more specific on the drawings of items used on the project before work begins. #2 Once problems between customers and contractors develop and are not solved as quickly as possible, they have a tendency to balloon into many problems that would normally be satisfactory or acceptable. These all played a part quality of work performed professional standards. I am correct the work that was done in this case.
