The manufacturer's warranty is not a maintenance program or agreement. There are various items associated with your roof system that are not covered under the warranty. It is the responsibility of the Building Owner to regularly maintain the roof. Inspect your roof on a regular basis All roofs require periodic maintenance and inspections in order to perform as designed and to provide a long useful service life. Mule -Hide recommends that your roofing system be inspected at least twice a year (once in the spring and once in the fall) and after every major storm. These inspections should be performed by a Mule -Hide Warranty Eligible Applicator or by someone specially trained in single -ply and modified bitumen roofing installations. The Owner should maintain a log of maintenance procedures and people accessing the roof. This log can aid the building owner in determining the source of any damage to the roof. Roof top inspections should concentrate on high-risk areas such as roof hatches, drains and around all rooftop equipment as well as general inspection of the entire roof. The inspector should be looking for membrane damage (cuts and tears), oil or Freon leaks, chemical spills, or water infiltration into the roofing System. Such inspections are needed because problems stemming from neglect, abuse, contamination, accidents, or storm damage can result in extensive and costly repairs if not detected and repaired promptly. Regular inspection and maintenance is also critical to sustaining the roof Warranty in force. Your Warranty could be compromised if the roof fails due to lack of basic maintenance on the part of the building owner. Therefore, it is critical that the owner understands and follows our maintenance requirements. Drainage Ponding water is a source of potential damage for all roofing systems. A small puncture or cut in a well -drained roofing system may result in limited damage. However, a significant amount of damage may occur to the roof insulation, roof deck, and building interior if the same puncture or cut occurs in an area of ponding water. Good roofing practice suggests that water not be allowed to remain on the roof for more than 48 hours after a rainfall. Roof drainage should be evaluated by the specifier in accordance with all applicable codes. The roof surface must be kept clean of debris that can impede drainage. This is especially important at drainage areas to avoid clogging. Such areas include roof drains, wall scuppers, gutters and downspouts. Page 1 02-1800 Revised June 2015 Warranty Information Care and Maintenance Overview Chemicals & Petroleum Products Even though our membranes provide outstanding resistance to natural weather, exposure to chemical and petroleum products (acids, chemicals, solvents, greases, oils or any liquids containing petroleum products) may affect their durability. How a membrane is affected depends upon the membrane's composition. An adverse reaction to a substance typically results in membrane splitting, cracking, and swelling. Periodic inspections can help assure that such damage is quickly identified and addressed. If swelling occurs, contact Mule -Hide immediately. Some common sources of potential problems include: Air Conditioner Compressors - Oil may be spilled during maintenance of the compressor or it may leak oil. Kitchen Exhaust Fans - Grease from cooking exhausts can accumulate on the roofing surface, especially if the units are not serviced frequently. Animal Fats Do not exhaust kitchen wastes (vegetable oils) or other animal fats directly onto the roofing surface. If incidental contact is likely, contact Mule -Hide for recommendations on preventative measures. Animal Fats — TPO & PVC Membranes TPO and PVC membranes may be used for restaurant roofs but must have a rooftop maintenance program in-place to ensure that accumulations of animal fats/grease are regularly removed and the membrane surface is cleaned periodically. The roof membrane can be cleaned with a mixture of warm soap and water and/or by other approved cleaning methods (see Cleaning below). Cleaning General cleaning of the field membrane can be accomplished with detergent and water. Mule - Hide recommends a detergent such as trisodium phosphate (TSP), a granular detergent that is available at most paint stores. Use of TSP is preferred as it does not leave a 'film' on the membrane that may inhibit seaming or patching. Mix the TSP with water as per directions and brush wash the affected area by hand with a stiff bristled brush. Thoroughly rinse with clean water and repeat as necessary. For more aggressive cleaning, a polypropylene scouring pad can be used in conjunction with the TSP detergent. A light power wash can also be used, however, care must be taken to not damage the membrane, flashings, or field seams. Before seaming or repairs are attempted, ensure that the surface of the field membrane is clean, has been thoroughly rinsed to remove all detergent and contaminates, and that the membrane has been allowed to dry completely. To maximize reflectivity, white membrane(s) should be cleaned once every two years. Page 2 02-1800 Revised June 2015 Warranty Information Care and Maintenance Overview Foot Traffic Mule -Hide membranes are designed to be part of a roofing system and are not a traffic -bearing component of the building. However, virtually all roofs are subjected to some amount of roof traffic, such as that required to service roof top units. Walkways must be provided if regular rooftop traffic is required, such as servicing of rooftop equipment on a regular basis. If a unit on the roof has a monthly maintenance schedule, walkways to and around the unit are recommended. When it is necessary for workers to be on the roof to service rooftop equipment, e.g., HVAC units, antennas, etc., workers should be cautioned to use walkways and to exercise care with their tools and equipment to avoid puncturing the roofing membrane. Mule -Hide recommends that the building owner or property manager keep a "Roof -Top Maintenance and Activity Log" to track dates and activities by personnel or other trades. Exercise caution when not walking on walkways, especially on white membranes (White -on - Black EPDM, Elastomeric Acrylic Coatings, TPO and PVC) since ice or frost build-up may not be visible. All membranes are slippery when wet. Maintenance Items Moisture can enter your roofing system in many different ways. Not all leaks are the result of issues with the roofing system. Moisture can also enter the roofing system and building through building walls, parapets, roof top units, skylights, and variety of other items. Maintaining these in a watertight condition will help to prevent damage to your roofing system. In addition, leaking that occurs from any of these items is not covered under the Mule -Hide warranty. Keep roof maintenance items, such as counterf lashings, metal curbs, metal ducts, etc., sealed watertight at all times. All exposed mastics and sealants, regardless of the purpose or function, are required maintenance items to be remediated by the Building Owner, including but not limited to pitch pan and metal flashing sealants. Loss of granules from mineral surfaced membranes is typical and not a manufacturing defect. In cases of granule loss that becomes more noticeable, additional surfacing should be applied as directed by Mule -Hide. Protective elastomeric coating systems will oxidize and weather, losing overall dry film thickness. This is normal and not a defect in the material. Warranties that include an elastomeric coating as a protective surfacing of a membrane may require periodic recoating at specified intervals to maintain the warranty coverage. The Building Owner is responsible for all costs to perform any specified recoating. Leaks If you have a leak, check for the obvious such as clogged roof drains, broken skylights, loose counterf lashings, broken water pipes, leaking roof units, and storm damage. Note when the leaking occurs. Items such as heavy or light rain, wind direction, temperature and time of day are important clues for tracking suspected leaks. Does the leak start and stop with the rain, or does leaking continue after the rain has ceased? Page 3 02-1800 Revised June 2015 Warranty Information Care and Maintenance Overview Leaks (continued) If you believe that the leak is covered under the Mule -Hide warranty, please notify Mule -Hide's Warranty Department at (800) 786-1492 as soon as possible, and follow up with written notification in accordance with the warranty terms. Leaks resulting from the deterioration or failure of building components or physical damage are not covered by the Warranty. The building owner must pay the investigation and repair cost if the problem is found to be outside the scope of the Warranty. Temporary Repairs If your roof becomes damaged, prompt action can limit damage to our roofing system. Small cuts and tears can be repaired with a one -part urethane sealant. Remember, these are only temporary repairs to the Mule -Hide membrane. Contact Mule -Hide for additional information. Roof Cement Do not use Any Asphalt Product to make repairs on single ply membranes (EPDM, TPO, or PVC) as it WILL degrade the membrane. If any asphalt product is used on the roofing membrane, that area will have to be removed and replaced at the Owner's expense. Changes to Roof Notify Mule -Hide of any changes made to the roofing system. This includes replacement of existing roof top equipment, installation of new roof top equipment, TV Antennas, tie-ins to new roofing systems, etc. Contact Mule -Hide before any changes are made to the roofing system so that the proper procedure can be followed and the change authorized by Mule -Hide. Un- authorized changes to your roofing system can compromise your Mule -Hide warranty. This overview represents the applicable information available at the time of publication. PURPOSE This report presents results of a geotechnical study for the proposed swimming pool structure to be located at 12172 West 30th Place in Wheatridge, Colorado. The study was made to characterize existing subsurface conditions at the site and assist in planning, determining design criteria, and to present other pertinent geotechnical issues. Factual data gathered during the field and laboratory work is summarized in Table 1, Figures 1 and 2, and Appendix A. Cesare, Inc.'s (Cesare) opinions and recommendations presented in this report are based on the data generated during this field investigation, laboratory testing, and our experience with similar type projects. 2. PROPOSED CONSTRUCTION It is Cesare's understanding that the proposed pool will be about 16 feet by 18 feet and be 8 feet maximum in depth. The excavation for the pool shell will extend to about 9 feet. If the actual pool depth varies by more than 2 feet from that shown, we should be notified and the recommendations of this report reviewed. 3. SITE CONDITIONS The site is located on the south end of the cul-de-sac of West 30th Place in Wheatridge, Colorado. The current use of the site is residential. The site is bound by residential land use on all sides. The topography of the site would be considered generally flat; however, the property is located at the top of a ridge with steep slopes down to the west immediately beyond the west property line. There is a grade change of about 50 feet from the west property line to the bottom of the ridge to the west. There is little to no grade change on the subject property and within the area of the proposed pool. Vegetation onsite consists of grass/sod, landscape shrubs, and several types of trees bordering the property to the west and south. There is a creek (Lena Gulch) that runs north to south about 500 feet west of and 60 feet below (in elevation) of the property. We did not observe if the creek was running at the time of our site visit. There are no bedrock outcrops visible onsite or near the site. 4. INVESTIGATIONS Subsurface conditions for the structure foundations were investigated by drilling one boring at the location indicated in Figure 1. The boring was advanced using a 4 inch diameter, continuous flight, solid stem auger powered by a geoprobe drilling rig. At frequent intervals, samples of the subsoils were taken using a modified California sampler which is driven into the soil by dropping a 140 pound hammer through a free fall of 30 inches. The modified California sampler is a 2.5 inch outside diameter by 2 inch inside diameter device. The procedure to drive the modified California sampler into the soil and to record the number of blows required to drive the sampler into the soils is known as a penetration test. The number of blows required for the sampler to penetrate 12 inches gives an indication of the consistency or relative density of the soils encountered. Results of the penetration tests and locations of sampling are presented on the Log of Boring, Figure 2 with Key to Symbols. S. LABORATORY TESTING Samples were returned to the Cesare laboratory where they were visually classified and testing assigned to specific samples to evaluate pertinent engineering properties. The sample were loaded to approximate overburden pressure calculated as 100 pounds per square feet (psf) per foot of soil and then inundated with water. One gradation analysis test and Atterberg limits test were conducted to evaluate grain size distribution and plasticity of the selected sample. One water soluble sulfate test was conducted to determine the potential reactivity of the soils with cement. Laboratory test results are presented in Table 1 and Appendix A. 6. SUBSURFACE CONDITIONS Cesare's borings indicate the subsoils, in general, consist of sand fill and clay fill overlying claystone. The sand fill encountered is described as clayey, medium dense, slightly calcareous, mottled, and brown in color. The clay fill encountered is described as sandy, very stiff, moist, mottled, and brown in color. The claystone encountered is described as occasionally with sand, medium hard to hard, slightly moist to moist, with occasional iron oxide staining, and brown to gray in color. The claystone was encountered at a depth of 4 feet. Groundwater was not encountered during drilling. For safety purposes, the boring was backfilled at the completion of the study. A more complete description of the subsoil and groundwater is shown in Figure 2. These observations represent conditions at the time of field exploration and may not be indicative of other times or other locations. Groundwater can be expected to fluctuate with various seasonal, irrigation, and weather conditions. 7. GEOTECHNICAL CONSIDERATIONS The claystone was tested for its swell potential. During the test, the claystone was loaded to approximate overburden pressure before being inundated with water. The resulting swell was 3.8%. This is considered a moderate swell potential. Heave estimates based on this result indicate free field heave potential on the order of 7 inches at the anticipated pool floor level, assuming a depth of wetting of 20 feet from the bottom of the pool. Considering the conditions described above, an appropriate foundation for support of the pool would be drilled piers or micropiles, combined with a structurally supported floor. Recommendations are discussed in more detail in the following sections of this report. 8. FOUNDATION RECOMMENDATIONS The proposed structure should be founded on straight shaft piers or micropiles drilled a minimum of 30 in length with a minimum of 10 feet into the competent bedrock. The length should be determined from the bottom of lowest pool elevation. Piers or micropiles should be designed for a maximum end bearing pressure of 30,000 psf with a side shear of 3,000 psf for that portion of the pier in competent bedrock. No side shear should be used for the upper 5 feet of each pier or micropile, and for any portion of the pier or micropile in natural soil or manmade fill. Dead load plus full live load of the structure may be used for pier or micropile sizing. Piers or micropiles should be capable of resisting uplift due to swelling pressures of 2,500 psf for the surface over an 8 foot length of each pier. b) An 8 inch minimum air space should be provided beneath the grade beams between the piers or micropiles to achieve effective concentration of loads on the piers or micropiles. d) Casing of pier or micropile holes should not be necessary. Concrete should be placed as soon as possible after drilling, however, to reduce the potential for caving soils and/or water accumulation. Concrete should not be placed in more than 3 inches of water. c) Concrete for each pier or micropile should be formed at the top of the pier or micropile, if necessary, to achieve a uniform diameter at the top of the pier or micropile. d) Proper concrete mix design for drilled shafts varies with the design stress intensity, the anticipated concrete placement procedures, and the spacing of the reinforcement. It is recommended that current design and construction procedures outlined by the American Concrete Institute (ACI) and the International Association of Drilled Shaft Contractors (ADSC) be followed. Per these guidelines, current practice is to use a concrete mix design slump in the range of 5 to 7 inches if casing is to be utilized or the shaft is heavily reinforced. A design slump in the range of 7 to 9 inches with 3/4 inch maximum size aggregate is recommended if concrete is to be placed by tremie or pumping methods. Additional recommendations, as outlined by ACI and ADCS, should also be followed. e) Pier or micropile drilling should be observed by a representative of this office to determine if design assumptions used in our report are being met and if subsurface conditions vary from those encountered in our field investigation. 9. POOL STRUCTURE The claystone exhibits a moderate swelling potential. These materials are stable at their natural moisture content but, upon wetting, may cause heaving of gunite floors and walls. Cesare, therefore, recommends the placement of a structural floor system for the structural concrete tub. 10. LATERAL EARTH PRESSURES Lateral pressures on walls depend upon the type of wall, hydrostatic pressure behind the wall, type of backfill material, and allowable wall movements. Cesare recommends hydrostatic pressures be minimized by placing a properly designed drain system behind the wall. Where anticipated wall movements are less than approximately 0.5% of the wall height or wall movement is constrained, lateral earth pressures should be estimated for an "at rest" condition. Where anticipated wall movements are greater than 0.5% of the wall height, lateral earth pressures should be estimated for an "active" condition. Walls backfilled with onsite clay material should be designed for an equivalent lateral earth pressure of 60 pounds per cubic foot (pcf) for the "at rest" condition and 40 pcf for the "active" condition. Passive resistance of 245 pcf can be used. These soil pressures are for horizontal backfill and no hydrostatic pressures. If these criteria cannot be met, then Cesare should be contacted for additional criteria. We recommend a coefficient of sliding resistance between the concrete and bearing soils of 0.4 (utilizing a factor of safety of 1.5), be assumed in your analysis. In the event that changes in the nature, design, or location of the project as outlined in this report are planned, the conclusions and recommendations contained in this report shall not be considered valid unless Cesare reviews the changes and either verifies or modifies the conclusions of this report in writing. The boring drilled for this study were located to obtain a reasonably accurate picture of underground conditions for design purposes. Variations frequently occur from these conditions which are not indicated by the borings. These variations are sometimes sufficient to necessitate modifications in the design. If unexpected conditions are observed during construction, Cesare should be notified and retained to review our recommendations. The Cesare scope of services for this report does not include either specifically, or by implication, any environmental assessment of the site or identification of contaminated or hazardous materials or conditions.
