Description:
New 10K sq ft office / warehouse
1. Handicap parking stalls are to be provided with a ninety-six inch wide "van-accessible" access aisle.
2. All plans are to be stamped by an engineer or architect licensed with the state of Colorado.
3. Provide a complete code analysis for the proposed project.
4. Submit a soils report for the proposed site.
5. Submit a stamped foundation plan designed to site and building conditions.
6. Provide detailed information from the owner regarding what type of work is performed within the
warehouse area.
7. Submit a door and window schedule.
8. The west exterior exit door and the east door between the office and warehouse do not meet
accessibility requirements; provide 12-inch clearance on latch side of door.
9. The restrooms do not meet accessibility requirements as shown on the plan, provide detail when re-
submitted.
10. Any outlets proposed in the warehouse area need to be shown on the electrical plan and be GFCI
protected.
11. Correct the one-line diagram to be 225 amp service as stated on panel information.
12. Provide building steel bonding information.
13. Show horn/strobe locations associated with the fire alarm system on the electrical plan.
14. The east wall of the building will be required to be a one-hour fire rated assembly due to the distance
to property line and being classified as an H-4 (hazardous) occupancy.
15. Submit warehouse ventilation information as required by UBC, Sec. 1202.2.4 for H-4 occupancies.
16. The office corridor will be required to extend past "office 4" due to not being able to exit through an H-
4 occupancy.
17. Due to an H-4 occupancy classification, two exits are required from the warehouse area located not
less than 92 feet apart. The required exit doors will be required to swing in the direction of travel.
18. Provide a 60"x 60" level landing at all exterior entrances and exits to meet accessibility requirements.
19. Correct the occupancy classification information shown at the separation wall detail to 1997 UBC
classifications (B/H-4)
20. Specify locations of walls that will extend to the roof deck.
21. The furnace's and water heaters will be required to be located not less than 18 inches above finish
floor due to access door location being off warehouse.
22. GFCI protected service outlets are required in each mechanical room.

The building permit application and site plan has been reviewed for compliance with the City's Code of
Laws. Based on that review, I have the following comments:
General:
A. You must provide a copy of the deed for the property known as Lot 18, 13451 W.
43`d Drive, 44`h Industrial Park.
B. The next submittal must contain a complete set of stamped plans. Any future submittal
which is not a complete set of stamped plans will be returned without review. In
addition, all plans submitted to the City must be uniform in size. The preferred size for
review is 24" x 36".
C. Any trash enclosures proposed for this site should be detailed on the plans.
D. The ramp located near the southwest corner of the building needs to be further detailed
on the plans.
2. Landscaping:
A. The site data table on page one should include percentage and squaze footage for each
component of the site (landscaping, building, storage, and paved areas), complete with
square footage of landscaped area, both living and non-living, as well as percentages of
the total lot. Pursuant to the 44`" Industrial Park Planned Development, at least ten
percent (10%) of the entire lot must be landscaped. Of this ten percent, at least sixty
seven percent (67%) must be in the front yard. A maximum of twenty percent (20%) of
this landscaped area may consist of non-living landscaping, such as bark or rock.
B. . Pursuant to the 44" Industrial Park Planned Development, the percentage of
coniferous trees must be at least sixty percent (60%).
C. Pursuant to the 44`~ Industrial Park Planned Development, the Linden and Ash
species should be at least 2.5" in caliper.
D. The front landscaped area which abuts West 43`a Drive should have use one (1) of the
following landscaping techniques as described in the 44" 4venue Industrial Park
Planned Development :
1. Within a strip of ten (10) feet, provide shrubs at a spacing of five (5)
feet on center with a minimum of one (1) evergreen tree every twenty
(20) feet of length of landscaping; or
2. Within a minnnum of fifteen (15) foot wide strip provide a murimum two
(2) foot high earth berm with a minimum of one (1) evergreen tree
planted every twenty (20) feet; or
3. Within a minimum width of ten (10) feet provide a three (3) foot high
opaque fence or wall. A mnumum of one (1) tree must be planted every
twenty (20) feet.
Lighting:
A. A lighting plan must be submitted which shows compliance with Section 26-503 of the
Wheat Ridge Code of Laws. This plan should show the peak candlepower for each
exterior lighting fixture, complete with concentric coverage.
B. A typical detail or explanation of an exterior wall-mounted fixture should be included on
the lighting plan.
4. Fences:
A. Any proposed fence or gate should be detailed, complete with a measure of the total
height.
B. If a gate is proposed for the enclosed storage area located in the northwest corner of
the property, it must be detailed on the plans.
5. Parking:
A. You must include at least one van accessible handicapped space for this project. Per
ADA standards, the space must be at least eight (8) feet wide„with an eight (8) foot
wide access area.
Architectural:
A. The City Attorney has given Staff the directive that Section 2.5.5.2 of the Streetscape
and Architectural Design Manual does not apply to this property. However, the rest
of the standards in Section 2.0 will still be applicable in respect to design, articulation
and fenestration. You will need to submit a detailed elevations plan complete with
coloring for the exterior of the building. You may wish to submit sample color schemes
for clarity. An accent color may be desirable in respect to building corners, recessed
windows, and roof lines.
Please revise the plans accordingly. Be aware that any changes required by either the Building or Public
Works Departments may impact my comments. You should also be aware that the City charges for any
plan resubmittal after the second revision. If there are corrections that need to be made after the third

have the following comments:
Drainage Study (Discussion)
1. Please discuss where the sheet flow on the northeast corner of the
property will release. This can not flow across the walk or onto the
adjacent property.
2. Please provide P.E. seal and signature on the final approved
report.
Drainage Plan(s)
1. Please include clear, concise cross-sections at the locations
showr_ on the plans.
2. Please include the o grade and flow direction along W. 4311 Drive.
3. Please label the depth of the surfaces listed on the p1an.
4. Please use the enclosed City standard curb chase detail.

A copy of the construction plans has been reviewed by the City's
Traffic Engineer, Mr. Steve Nguyen, P.E., 303-235-2862 for review and
had no comments at this time. -
Right-of-Way Construction Permit(s)/Licensing
Prior to any construction of the public improvements, the necessary
right-of-way construction permit(s) and respective licensing will
need to be submitted for processing by the City.

MINOR EXCAVATION AND FILL PERMITS
1. 1-50 Cu6ic Yards: No permit is required for dumping or excavation of earth aterials, which do
not exceed 50 cubic yards, provided, however, that any fill deposited is on natural terrain of less
than three (3) horizontal to one (1) vertical slope, or such fill is less than three (3) feet in depth and
is not intended to support permanent structures, and in addition, such fill or excavation does not
obstruct or otherwise adversely affect any drainageway. Should any of the above standards be
exceeded, or a drainage way be affected, a permit shall be.r,equired under the guidelines. for No. 2.
2. 51-500 Cu6ic Yards: Dumping or excavation of earth materials not exceeding 500 cubic yards
may be allowed with a permit approved by the City Engineer. All applications are to be submitted
on the appropriate completed application form and shall be accompanied by the appropriate fee and
sketch plan indicating the following information before the permit will be issued.
A Location and dimensions of all property boundaries and structures on the site.
B Location and extent of areas to be filled and/or excavated.
C. Location of existing and proposed drainageways, irrigation ditches, etc., and indication of
how and where historic run-off will be maintained on and through the site.
D. Cross section area to be filled andlor excavated indicating original slope, new siope and
depth of filL
E. Statement which indicates the proposed use or purpose for said fill or excavation.
F. Relative elevation of adjacent properties.
G. Erosion control plan showing piacement of control devices such as hay bales, etc..

3. ^ 501-20,000 Cubic Yards: Operations in which earth material fill or excavation exceeds 500 cubic
yards but does not exceed 20,000 cubic yards may be allowed by a permit issued by the City
Engineer after review of an application and supporting information. The following information shall
be submitted with the required application form:
A. A site plan, prepared and signed by a Colorado registered professional engineer, at a scale
of no less than 1 inch to twenty feet (1:20) which illustrates the following:
1. Location an dimensions of all property boundaries and structures on the site.
2. Location and extent of areas to be filled and/or excavated.
3. Location of existing waterways and drainage courses indicating any changes. (for
a site containing an established irrigation ditch, a letter of approval from the
appropriate ditch company shall be required).
4. Location of existing and proposed points of ingress.
5. Location and extent of existing vegetation, proposed changes in such vegetation
and methods of rehabilitation on site vegetation after earthwork operations are
complete.
6. Erosion control plan.
7. Grading plan with existing (dashed lines) and proposed (solid lines) ground contours
with contour intervals of 2 feet and spot elevations.
8. At least two cross sections (east to west and north to south) through the site
showing depth of fill and/or excavation.
9. A drainage report may be required if site runoff characteristics are changed.
10. Relative elevations of adjacent properties and structures.
11. Statement of purpose of intended fill and/or excavation.
4. Performance Standards: The following provisions shall apply to ail Minor Excavation and Fill
Permits:
A. Rehabilitation: Within thirty(30) days after cessation of filling and/or excavation,
rehabilitation for the site shall have been completed in accordance with the approved
plans. Rehabilitation shall consist of leveling, grading, landscaping or any combination
thereof to minimize potential erosion and be acceptable to the City Engineer.
B. Debris: Debris and/or contaminants shail not be used except with the approval of the City
Engineer.
"For the purpose of this Section, the term debris shall have the same meaning as the
terms "garbage, trash or junk" as defined in the Wheat Ridge Code of Laws, Section 20-
21."
In no case shall debris or contaminates identified or classified as hazardous waste by local,
state or federal agencies be used as fiill in any fill areas within the City of Wheat Ridge.

C.' Excavation andior fill areas shall be graded to facilitate weed control until finai grades are
set and site rehabilitation and use occur (must be leveled with side slopes not to exceed
3 to 1).

All permits shall be applied for prior to fill deposition or excavation operations begin. Any permit
applied for after cutting or filling operations on site are in progress shall be subject to a double fee
and other penalties as prescribed by Wheat Ridge Code of Laws, Appendix A, Section 24.13. Any fill
requested under this permit within the 100 year flood zone MUST COMPLY WITH WHEAT RIDGE
CODE OF LAWS, SECTION 26-201, FLOOD PLAIN ZONING ORDINANCE.
I HEREBY ACKNOWLEDGE THAT THIS APPLICATION IS CORRECT AND UNDERSTAND THAT I CANNOT
START THIS PROJECT UNTIL THIS APPLICATION IS APPROVED. I SHALL COMPLY WITH THE LAWS OF
THE STATE OF COLORADO AND WITH THE ZONING REGULATIONS AND BUILDING CODE OF THE CITY OF
WHEAT RIDGE. ANY VIOLATION OF THE ABOVE TERMS WILL CAUSE IMMEDIATE REVOCATION OF THIS

The building permit application and site plan has been reviewed for compliance with the City's Code of
Laws. Based on that review, I have the following comments:
Landscaping:
A. Per my memo dated 3 August 2001, a maximum of twenty percent (20%) of the
landscaped area may consist of non-living landscaping, such as bark or rock. The
current plans show about 23% of the total landscaped azea to be non-living. This figure
is derived by taking the total landscaped azea (17,173 squaze feet) and multiplying by
twenty percent (2) to arrive at the allowable square footage for non-living landscaping.
* The Public Works Department has completed their review of the plans, and has no further
comments. They will require two sets of plans upon the next submittal for their files.
Please revise the plans accordingly. Be aware that any changes required by either the Building or Public
Works Departments may impact my comments. You should also be aware that the City charges for any
plan resubmittal after the second revision. You will be subject to a resubmittal fee at the time of next
