o.c. with 1" type S drywail screws 8" o.c. at vertical joints and 12" o.c. at floor and ceiling
runners and intertnediate studs, taped, smooth finish ready for paint. All walls will have
kickers from the top plate anchored to a purloin and not to exceed 8' between kickers.
Existing one hour fire separation walls between the units on either side of 4010.
Existing Fire Walls - 3 5/8" Wood Studs 16" o.c. fire block approximately 6 to 8 feet up the
wall . One layer of 5/8" type X sheet rock both sides taped smooth finish and painted. South
wall is an exterior wall made of split face block.
New Fire Walls - Floor to the Roof - 3 5/8" Steel Studs 25 ga. 2' o.c. One layer of 5/8" type X
sheet rock both sides taped smooth finish and painted.
New Partition Walls - 3 5/8" Steel Studs 25 ga. 2' o.c. One layer of 5/8" type X sheet rock
both sides taped smooth finish and painted.
Doors: New Office Doors: 3-0 x 7-0 solid core light oak doors (stained), with timely frames and Lever
type hardware. New doors shall have lever type hardware. The doors between the office
area and the warehouse shall be 90 min. fire rated stamped doors with spring hinges and
lever type passage hardware.

Piumbina: As Needed. - Water Closets shall be y4'~ 19" from the floor, both restrooms to have
lever type faucet scold guard kits, sinks to be mounted no higher than 34" off the floor and a
minimum of 15" from the wall, 42" grab ba►s at the side of each toilet offset from the rear wall
12" and a 36" grab bar at the rear of the toilet, along with a 24" verticai bar 40" off the floor
and 40" from the back wall, paper towel dispenser, the Toilet paper dispensers shall be
mounted 7" to 9" center from the front of the toilet bnd centered 17" to 19" up from the floor.
Acoessible signage shall be installed by each restroom. ,
HVAC: The office area and the storage area both have existing Heating and air condiaon and
ventilation to them. The mechanical systems shall be capable of a minimum of one complete
air exchange per hour. Supplies and Retums shall be adjusted accordingly to provide even
heat and cooling. There is an existing 4 ton unit in the front area. All new defusers shall be
screwed to the grid, if there is not enought of a flange on the defuser they shall be wire tied
to tfie purloins.
The restrooms shall have a minimum of 70 cfin exhaust fans.
Electrical: Required by drawing: All lighting in the new office area shall be lens troffer 2 x 4 fictures. All
lights shall be wire tied to the purloins and screwed to the grid, all whips and conduit to be
supported by their own wires. Some existing outlets to remain with new outlets added. New
outlets are labeled on the plan with a(N) by the symbol in the~ont area only All electrical
Ceilina: New grid ceiling with 2x4 tiles supported to the purloins.
