Structural Engineering Consulting www.foxstructural.com — (720)-666-8888 RE: Foundation Observation 5235 W. 28m Ave Wheat Ridge, CO 80214 As requested by Brandi Miller, a site visit for the purpose of observing the structure for foundation movement was performed at 5235 W. 28m Ave, Wheat Ridge, CO 80214 on November 21st, 2020 at approximately 1:00 PM. The visit was performed by Dillon Fox, P.E. The structure is a residential home with a crawlspace and a poured concrete foundation. The home is constructed of wood with an exterior formed of brick veneer. A garage is attached to the home. The home was originally built in 1951 according to the Jefferson County Assessor. There were no structural or architectural plans available at the time of the observation. The focus of the site visit was on the foundation the home due to visible cracking in both the exterior brick veneer and poured concrete foundation, as well as due to proposed work by Complete Basement Systems. The home is assumed to face south based on satellite imagery. The inspection was visual, and measurements were taken for design purposes. Observations 1. Step -cracking in the exterior brick indicative of vertical differential foundation movement on the north, west, east, and south sides of the home 2. Vertical stress cracks in the crawlspace foundation due to vertical differential foundation movement, visible from within the crawlspace. Several cracks had been previously epoxied but the cracks have reopened due to additional vertical movement. 3. Stabilization of the foundation will prevent further damage to the structure 4. The crawlspace has adequate clearance for the interior installation of push piers Recommendations The cracking in the foundation of the addition is likely due to differential vertical movement of the foundation. Typically, vertical movement can be due to expansion and contraction of the soil as the moisture content fluctuates, due to construction on a soil without sufficient bearing capacity for the foundation design, or due to a foundation design without sufficient bearing area for the weight of the structure. The solution is to underpin the foundation with supports that are not affected by surface soil conditions and bear on deeper soil stratum with sufficient bearing capacity. The following is a list of recommended repairs: 1. Install (8) IMG push piers to stabilize the vertical movement of the foundation as detailed on the associated design drawings. These piers are to be installed from within the crawlspace. No exterior excavation is to occur. City of 1 Wheat Rid e Building 'on 2. No geotechnical investigation was available for the design process, however with the intent being to support the foundation of the home, the piers should be hydraulically driven into the earth until a minimum gauge pressure of 6000 psi is achieved on each, OR until the foundation begins to lift. The moment the foundation begins to lift indicates the moment that the reaction force on the piers is equal to the load from the home, and stabilization has been achieved in a soil stratum with sufficient bearing capacity. 3. Monitor vertical movement in the home. If movement continues, additional push piers may be required as this design only underpins a section of the foundation currently exhibiting indications of movement. Sections of the foundation that have not been underpinned cannot be guaranteed to be vertically stabilized and should be monitored. Maintaining drainage away from the foundation can potentially reduce any further vertical movement of sections that have not been underpinned with push piers. Partial Underpinning While this design attempts to stabilize the movement of the addition of the home, vertical movement of the home cannot be guaranteed to be completely stabilized unless the entire foundation is underpinned with helical piers. Soil conditions beneath a home may vary, and drainage conditions are not under the control of the design engineer. Additional piers may be required under the foundation that has not been underpinned if movement continues. Site Drainage Water infiltration around a foundation is a primary cause of many foundation issues. It is further recommended to the owner to establish and maintain as much drainage away from the structure as possible. Existing Foundation The existing foundation was unable to be observed completely as it was not excavated. Without complete observation, some assumptions have been required to be made regarding the composition, quality, and strength. These assumptions may not be verifiable without the client spending additional money to excavate or destroying and replacing the full existing foundation in its entirety. The Client agrees that, except in cases of extreme negligence of the Engineer, to hold the Engineer harmless and will defend the Engineer from any and all claims for the services we have provided.
