The soils encountered consisted of: Boring 1 (southwest corner) 0.0' to 1.5' Fill (man-made), clay, compact, silty, sandy, moist, brown to dark brown 1.5, to 20.0, Clay, stiff to very stiff, silty, sandy to very sandy, calcareous, moist, brown Boring 2 (northeast comer) 0.0, to 5.01 Fill (man-made), clay, compact, silty, sandy, moist, brown to dazk brown 5.0, to 25.0, Clay, stiff to very stiff, silty, sandy to very sandy, calcazeous, moist, brown Date of drilling: January 31, 1997 Depth to water: Boring i- Dry at the tune of drilling and 6 days after drilling Boring 2- Dry at the time of drilling and 6 days after drilling Habitat for Humanity Project No. 35339 February 6, 1997 Page 2 The laboratory tests on this lot or adjacent lots indicate low potential for expansion (0.7% at a depth of 4 feet and 1.701o at a depth of 9 feet in Boring 1 and 0.5% at a depth of 9 feet and 0.9% at a depth of 14 feet in Boring 2) upon an increase in moisture content under a load of 1,000 psf. Based on the results of the borings drilled on this lot and the laboratory test results, the proposed residence should be founded with spread footines bearine on the natural undisturbed soils or controlled structural fill. The footings should be designed for a soIl pressure of 2,500 psf. Footing dimensions should be determined by a structural engineer. Continuous foundation walls should be reinforced top and bottom with at least two No. 5 reinforcing bars. We recommend a Type II cement for all foundation concrete or concrete within 6 inches of soil. Soils loosened by machine excavation should be removed from the excavation prior to placing footing concrete. Occasionally, pockets of loose soiis are encountered in foundation excavations. If this condirion occurs, the footings should extend to firm soils. Exterior footings should be at least 3 feet below exterior grade for frost protection. The soils beneath footings should be protected from freezing during construction. All footing excavations should be observed prior to placement of concrete so that the footings are bearing on natural, undisturbed materials or controlled fili. The foundation walls should be designed for an equivalent fluid pressure of 50 pcf. The subsoils at this site are expansive. There is usually risk of slabs heaving when slabs-on-D ade are constructed on expansive soils. Provided the Owner is willing to assume the risk of slab movement, slabs may be supported by the expansive soils. The following criteria should be observed for slab-on-grade construction: 1. We recommend limiting slab-on-grade construction to unfinished basements and garages. 2. Slabs should be separated from exterior walls and interior beazing members with a joint which allows free vertical movement of the slab. 3. Slab bearing partitions should be consuucted with a one-inch slip joint. In the event of slab heave, the movement should not be uansmitted directly through the parritions to the remainder of the residence. 4. Plumbing and utilities should be isolated from the slab. Where a forced-air heating system is used and the fumace is located on the slab, we recommend provision of at least a one-inch collapsible connection beriveen the fumace and the duct work. 6. Provide frequent control joints in the slab. The above recommendations will not prevent movement of slabs-on-gade in the event the subsoils become wetted. We recommend providing a subdrain around all below grade azeas (basements). The purpose of the drain is to collect water which flows through relatively loose backffll and becomes trapped on the surface of the basement excavation. This results in a perched water table and "water in the basement" problems after construction. The drain should be constructed similar to the detail on Figure 1 and should be uniformly sloped to a positive grauity discharge or sump. The following recommendations should be observed during construction and maintained after the residence is completed: i. Excessive wetting or drying of the open foundation excavation should be auoided as much as possible during construction. 2. The ground surface surrounding the exterior of the residence should be sloped to drain away from the residence. We recommend a m;n;mum fall away from the residence of 6 inches in the first 5 feet. This slope should be maintained away from the residence as faz as practical. 3. Backfill around foundation wa11s should be moistened and compacted. 4. Watering adjacent to the residence should be minimized as much as practical. All drainage swales should be maintained a m;n;mum of 5 feet away from the residences on side yards and 15 feet away from the residences on back and front yards. 5. Roof downspouts and drains should discharge well beyond the limits of backfill. Habitat for Humanity Project No. 35339 February 6, 1997 Page 4 6. Landscaping which requires excessive watering and lawn sprinkler heads should be located at least 5 feet from the foundation walls of the residence. 7. Plastic membranes should not be used to cover the ground surface immediately surrounding the residence. These membranes tend to uap moisrare and prevent normal evaporation from occur•ing. The professional judgments expressed in this report meet the standard care of our profession. The test borings drilled for this study were located to obtain a reasonably accurate picture of subsurface conditions for design purposes. Variations in subsoii conditions not indicated by the borings are possible. If unexpected subsoii conditions aze observed during construction, we should be called to review our recommendations. CALARADO 80222 As requested, we performed a soil and foundation study at the subject site. The purpose of our study was to observe subsoil condidons encountered and to recommend foundation design criteria for the proposed residence. The field exploration included drilling two 4-inch diameter auger borings at the approximate diagonal comers of the proposed residence to depths of 20.0 to 25.0 feet. Samples were taken for laboratory testing to evaluate swell potential of the soils. The soils encountered consisted of: Boring 1 (southwest corner) 0.0, to 1.5' Fill (man-made), clay, compact, silty, sandy, moist, brown to dazk brown 1.5' to 20.0' Clay, stiff to very stiff, silty, sandy to very sandy, calcareous, moist, brown Boring 2 (northeast corner) 0.0, to 5.0' Fill (man-made), clay, compact, silty, sandy, moist, brown to dark brown 5.0, to 25.01 Clay, stiff to very stiff, silty, sandy to very sandy, calcazeous, moist, brown Date of drilling: January 31, 1997 Depth to water: Boring 1- Dry at the time of drilling and 6 days after drilling Boring 2- Dry at the time of drilling and 6 days after drilling Habitat for Humanity Project No. 35339 February 6, 1997 Page 2 The laboratory tests on this lot or adjacent lots indicate low potential for expansion (0.7% at a depth of 4 feet and 1.7% at a depth of 9 feet in Boring 1 and 0.5% at a depth of 9 feet and 0.9% at a depth of 14 feet in Boring 2) upon an increase in moisture content under a ]oad of 1,000 psf. Based on the results of the borings drilled on this lot and the laboratory test results, the proposed residence should be founded with spread footings bearing on the natural undisturbed soils or controlled structural fill. The footings should be designed for a soil pressure of 2,500 psf. Footing dimensions should be determined by a structural engineer. Continuous foundation wa11s should be reinforced top and bottom with at least two No. S reinforcing bars. We recommend a Type II cement for all foundation concrete or concrete within 6 inches of soil. Soils loosened by machine excavation should be removed from the excavation prior to placing footing concrete. Occasionally, pockets of loose soils are encountered in foundation excavations. If this condition occurs, the footings should extend to firm soils. Exterior footings should be at least 3 feet below exterior grade for frost protection. The soils beneath footings should be protected from freezing during construction. All footing excavations should be observed prior to placement of concrete so that the footings are bearing on natural, undisturbed materials or controlled fill. The foundation walls should be designed for an equivalent fluid pressure of 50 pcf. The subsoils at this site are eacpansive. There is usually risk of slabs heauing when slabs-on-grade are constructed on expansive soils. Provided the Owner is willing to assume the risk of slab movement, slabs may be supported by the expansive soils. The following criteria should be observed for slab-on-grade construction: 1. We recommend limiting slab-on-grade construction to unfinished basements and garages. 2. Slabs should be separated from exterior walls and interior bearing members with a joint which allows free vertical movement of the slab. 3. Slab bearing partitions should be constructed with a one-inch slip joint. In the event of slab heave, the movement should not be transmitted directly through the partitions to the remainder of the residence. 4. Plumbing and utilities should be isolated from the slab. Where a forced-air heating system is used and the furnace is located on the slab, we recommend provision of at least a one-inch collapsible connection between the furnace and the duct work. 6. Provide frequent control joints in the slab. The above recommendations will not prevent movement of slabs-on-grade in the event the subsoils become wetted. We recommend providing a subdrain around all below grade areas (basements). The purpose of the drain is to collect water which flows through relatively loose backfill and becomes trapped on the surface of the basement excauation. This results in a perched water table and "water in the basemenY" problems after construction. The drain should be constructed similar to the detail on Figure 1 and should be uniformly sloped to a posidve gravity discharge or sump. The following recommendations should be observed during construcuon and maintained after the residence is completed: 1. Excessive wetting or drying of the open foundation excavation should be avoided as much as possible during construction. 2. The ground surface surrounding the exterior of the residence should be sloped to drain away from the residence. We recommend a minimum fall away from the residence of 6 inches in the first 5 feet. This slope should be maintained away from the residence as far as practical. 3. Backfill around foundation walls should be moistened and compacted. 4. Watering adjacent to the residence should be minimized as much as practical. All drainage swales should be maintained a minimum of 5 feet away from the residences on side yards and 15 feet away from the residences on back and front yards. 5. Roof downspouts and drains should discharge well beyond the limits of backfill. Habitat for Humanity Project No. 35339 February 6, 1997 Page 4 6. Landscaping which requires excessive watering and lawn sprinkler heads should be located at least 5 feet from the foundation walls of the residence. 7. Plastic membranes should not be used to cover the ground surface immediately surrounding the residence. These membranes tend to trap moisture and prevent normal evaporation from occurring. T'he professional judgments expressed in this report meet the standard care of our profession. The test borings drilled for this study were located to obtain a reasonably accurate picture of subsurface conditions for design purposes. Variations in subsoil conditions not indicated by the borings are possible. If unexpected subsoil conditions are observed during construction, we should be called to review our recommendations. The completed excavations and placement and compaction of fill should also be observed by a Soil Engineer.
