Valley Water District can provide water service to your proposed development subject to Valley Water District rules and regulations. 2. Valley Water District is supplied water through a distributors contract with the Denver Water Department and must follow Denver Water operating rules and regulations. 3. Valley Water District currently has adequate capacity through our Denver Water contract to serve the project. The District must also follow all Denver Water mandates with regard to drought and conservation that may be imposed. 4. Additional water main lines, fire hydrants or fire sprinkler lines may be needed to meet Arvada Fire Protection District requirements which would be at owner's expense. 5. The owner will need to provide necessary easements for water facilities 6. Each separate building structure will require a separate water tap. The owner will be responsible for the cost and installation of the taps and water service lines. 7. Owner will be required to provide a recorded plat of the project to the Valley Water District. 8. Valley Water District has an existing 8" water main line running east to west in Tract B. This area was part of the original 49t° Avenue right of way now shown as a utility and drainage easement. The City of Wheat Ridge is two words. 2. Need to double-check the Section ties as the platted parcel does not fit the Section; it fits E-W, but is about 3.8' too far to the north. (Please refer to the redlined comments). 3. Need to show all existing and proposed easements (e.g., utility, drainage, etc.). 4. Please remove the words "Administrative Approval" from the subtitle, and the signature block for the Director of Planning and Development. 5. A Stormwater Detention Easement area may need to be fully described on the Plat, along with the standard stormwater easement language (please see attached sheet). It may prove beneficial to wait until the revised Drainage Report is completed before finalizing the Plat, so if an easement is required the area can be properly located (and sized). PW recommends you discuss whether a stormwater detention easement will be needed or not. 6. Please include your seal and signature. 7. Due to the strictness of the County Clerk & Recorders Office the City recommends removing anything lying within the top margin. Sometimes the County rejects plats if there is any text within this margin area (although I think it looks nice). 8. Please include all revision dates. 9. Include the zoning on adjacent parcels.
