Valley Water District has reviewed your request and offers the following comments:
1. Valley Water District has adequate supply to serve the development subject to our
rules and regulations.
2. Valley Water District has a distributor's contract with the Denver Water
Department to supply water to the District. In addition to District rules and regulations,
we must follow all Denver Water rules and regulations as well-
3. Per our prior conversation, should the Arvada Fire Protection District require
additional fire hydrants and fire sprinkler lines for future development, a looped water
distribution main line would then be required. The owner would at that time, need to
secure a 30' easement that meets Denver Water requirements, through other private
property-
4. Per our prior conversation, the water service line that currently serves this
property cannot be utilized for any additional water taps without a looped distribution
main line. The owner would need at that time to secure a 30' easement that meets

Reference is made to your request regarding proposed
development at 11220 West 45th Avenue, Wheat Ridge,

The referenced site is within the boundary of the Fruitdale
Sanitation District. At this date, there is sufficient
capacity in the downstream District system of facilities to
serve the development.
At present, there are no sanitary sewer facilities near the
subject site. A future sewer main extension within public
ROW or a 30-foot wide sanitary sewer easement may be
required to serve this site.
The District will serve the proposed site subject to
compliance with all applicable District rules and
regulations and subject to availability of downstream
capacity at the time of actual formal application for sewer
connection permits.

Public Service Company of Colorado (PSCo) has reviewed the future use for Hall Subdivision Third Filing.
To ensure that adequate utility easements are available within this future development, PSCo requests that
the following dedication language or plat note, be placed on the preliminary and final plats for the subdivision:
Eight-foot (89 wide utility easements are hereby granted on private property adjacent to
the front and rear lot lines of each single family lot in the subdivision. Ten-foot (10)
wide utility easement are hereby granted on private property adjacent to the front and
rear lot lines of each commercial/industrial lot in the subdivision. In addition, ten-foot
(10') wide utility easements are hereby granted around the perimeter of platted areas
including tracts, parcels and/or open space areas. These easements are reserved for
the installation, maintenance, and replacement of electric, gas, television cable, and
telecommunications facilities. Utilities shall also be permitted within any access
easements and private streets in the subdivision. Permanent structures and water
meters shall not be permitted within said utility easements.
PSCo also requests that these utility easements be depicted graphically on the preliminary and final plats.
While these easements should accommodate the majority of utilities to be installed in the subdivision, some
additional easements may be required as planning and building progresses.
As a safety precaution, PSCo would like to remind the developer to call the Utility Notification Center, at 1-
800-922-1987, to have all utilities located prior to construction. If PSCo has existing gas or electric distribution
facilities in this area, the developer should contact PSCo's Engineering Department at 1-800-628-2121,
regarding the use or relocation of these facilities and/or any gradinu activities on or near these lines.

I have completed my initial review of the above mentioned plat and I have the following comments:
1. The case number is MS-05-07. Please provide a case history box on the plat, listing the
previous consolidation plat (case no. MS-04-11) and the current case number.
2. Remove the text for Jefferson County recordation outside of the borders.
3. Indicate "lot line hereby removed by this plat" where applicable.
4. Show zoning of subject property and adjacent properties. Zoning designation is noted on
the redlined plans.
Once all of the corrections have been made, you may submit a blueline (paper) copy of the
consolidation plat prior to printing the mylar. Once the paper copy of the plat has been reviewed,
you may submit a blackline photgraphic mylar for recording with Jefferson County. The fees for
recording with Jefferson County are $11 per page. You may submit a mylar without first
submitting the paper copy for review, however there may be corrections necessary.
