Please add the zoning classification (R-3) for the lot to the north of the subject parcel. After this correction has been made, please run a mylar copy of the plat to be recorded with the Jefferson County Clerk and Recorder. The surveyor must sign and seal the plat, and the property owners must sign the plat in the presence of a notary. Once these signatures have been collected, please deliver the mylar to my attention, along with a check for $11.00 for recordation. The City signatures will be collected by staff. Additionally, staff will record the mylar with the Jefferson County Clerk and Recorder. If you have any questions, please feel free to contact me. A copy of a deed verifying ownership must be submitted with the plat. The owners shown on the plat must be consistent with those shown on the deed. 2. The entirety of all properties involved with this plat must be shown, and all existing structures must be shown. It is unclear if this will be considered a lot line adjustment, consolidation plat, or minor subdivision. If there were formerly two separate lots being combined, it will be a consolidation plat. If the lot line is being moved to the north, thus increasing the size of the subject lot and decreasing the size of the lot to the north ("unplatted") the entire north lot must be shown with all dimensions. If this is the case, the plat will be considered a lot line adjustment. Please clarify what is taking place and title the plat appropriately as it may not be a "minor subdivision" as shown. Please also be aware that if the plat is considered a minor subdivision, a public hearing will be necessary. Lot line adjustments and consolidation plats may be approved administratively (no public hearing required). 3. Please indicate easements as shown on the redlined plat (north, east, and south property lines). 4. Show zoning on the subject property and adjacent properties. Zoning is indicated on the redlined plat. 5. The case number as of this date is LLA-06-02. However, if new information is submitted which changes the classification of the plat (e.g. consolidation plat), the case number may have to change based on the type of plat. 6. A second referral may be necessary, as it was expressed by multiple referral agencies/departments that insufficient information was submitted to perform a review. The subject property is currently served by a well. If future development of the property is planned, please contact the District as the below listed items would also apply. Valley Water District can provide water service to your proposed development subject to Valley Water District rules and regulations. 2. Valley Water District is supplied water through a distributors contract with the Denver Water Department and must follow Denver Water operating rules and regulations. 3. Valley Water District currently has adequate capacity through our Denver Water contract to serve the project. The District must also follow all Denver Water mandates with regard to drought and conservation that may be imposed. 4. Each separate building structure will require a separate water tap. The owner will be responsible for the cost and installation of the taps and water service lines. 5. Additional water mainlines, fire hydrants and fire sprinkler lines may be needed to meet Arvada Fire Protection District requirements which would be made at owner's expense. 6. If additional mainlines are needed, a looped water main at two connection points would be required. The owner would be responsible for obtaining any necessary easements.
