General: A. I have included all referral comments from the Public Works Department for your review. 2. Plat Review: A. All comments have been addressed. Please make all corrections as required by the Public Works Department and produce a black-lined mylar copy to be recorded with Jefferson County. The surveyor shall sign and seal the document, and the property owner(s) shall sign and notarize the document. The Community Development Department will gather all pertinent City signatures and record with Jefferson County. Dear Mr. Moore, I have completed the first review of the above referenced plat for the property located at 3720 Garrison Street and 9180 West 38" Avenue received on February 4, 2004, and have the following comments: 1. Please include the name, address, and phone number of the Surveyor or surveying firm that prepared the Plat 2. The change the title of the Plat to Garrison Gardens Lot 6 Replat. 3. Under the title show the explanation of the plat; "A Consolidation Plat of Lot 6, Garrison Gardens Subdivision, and the parcel recorded at Reception #F0493120 4. Please use the City-based bearing of N89°37'28"E as shown on the redlined plat for the North Line of the NE'/4 of Section 27 and the Basis of Bearings. Adjust all other plat bearings accordingly. Please be advised that.City-based bearings/coordinates shall be used per Section 26-407-D-6 of the Municipal Code of Laws for all plats. 5. The following items need to be shown on the Plat a. Case History Box. b. Vicinity Map. c. Zoning, both on-site and for adjacent parcels. d. Adjacent subdivisions, or show as unplatted as necessary. e.
