The case number is MS-04-t 1. 2. The acreage shown in the Owner's Certificate block needs to be consistent with the acreage shown on the plat. 3. The Planning Commission Certification block must be removed from the plat as this is an administrative process without a public hearing. 4. There are no easements shown on the plat. The City requires easements 5 feet in width for side yards and 10 feet in width for rear yards. These are shown in red on the plat. It does not appear that these required easements will conflict with any existing structures. ' Please also provide the City's standard easement language on the plat. 5. Please note the lot line that is to be removed on the plat. 6. The name of the owner of the adjacent properties, and the information about the recordation with these lots can be removed. 7. The zoning of the two parcels to be consolidated, and the zoning of the adjacent properties needs to be shown on the plat. The zoning is noted in red on the plat. 8. Three spelling errors were found on the plat. The word "subdivision" was spelled incorrectly in the legally description once, the word "within" was spelled incorrectly in the Notes block (#2), and the date of recordation is spelled incorrectly in the Notes block (0). MS-0411 (C 11220 West 45th Ave.) DATE: December 22, 2004 Valley Water District has reviewed the Community Development Referral Form, Case No. MS-04-11 (11220 West 45ih Ave.) and offer the following comments. 1) Valley Water District has adequate water capacity to serve the Development, subject to the District Rules and Regulations. 2) Valley Water District has a Distribution Contract with Denver Water to supply water the District. In addition to our District Rules and Regulations, we must follow all Denver Water Rules and Regulations. 3) Per our phone conversation, should Arvada Fire Protection District require additional fire hydrants or fire sprinkler lines for future development, a looped water distribution main line would then be required. The owner would at that time, need to secure a 30' easement that meets Denver Water requirements, through other private property. 4) Per our phone conversation, the water service line that currently serves this property cannot be utilized for any additional water taps without a looped water distribution main line or a request for consideration of a unification agreement from Valley Water District Board of Directors, who normally do not approve most requests unless circumstances are such that there is no other way to provide service.
