The property at 3200 Youngfield Service Road is zoned Planned Commercial Development
(PCD) and is part of the 70 West Business Center PCD. It is platted as Block 2, Lot 3, 70 West
Business Center Subdivision Filing No. 3.
The relevant PCD document for this property is 70 West Business Center Amendment No. 3,
which is the Outline Development Plan (ODP). It is defined as "Area B" in this document. The
permitted uses for this property are: 1) single-family dwelling, 2) duplex, and 3) improved
landscaped open space. The property is currently undeveloped.
This property no longer has frontage on Youngfield Service Road due to the extension of Clear
Creek Drive and regional street re -alignments. Any new development on this property shall be
re -addressed to 3200 Zinnia Court or 13115 W. 32nd Avenue, depending on building orientation
and access. A duplex would require two addresses, which can be assigned based on the adopted
addressing policy.
