Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.
Midroof & Final Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be
required, the 3rd party inspection report AND THE ORIGINAL PERMIT CARD needs to be dropped
off to the Permit Desk at the City of Wheat Ridge. The report MUST BE SIGNED by the
Homeowner.

This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

NOTICE AND ORDER
TO
Pursuant to the 1997 Uniform Code for the Abatement of Dangerous Buildings, the 1997 Uniform Housing Code
and the 2003 International Property Maintenance Code, the property owner of record:

are hereby notified that the above described property has, this 15th day of June, 2009, been declared to be a
Dangerous Building by the undersigned Building Official of the City of Wheat Ridge, in accordance with
Section 302, Subsection 8 of the Uniform Code for the Abatement of Dangerous Buildings, and you are hereby
ordered to vacate the structure and make the required repairs. The specific violations of code are, but not limited
to:
2003 International Property Maintenance Code Section 304.1 General. "The exterior of a structure shall be
maintained in good repair, structurally sound and sanitary so as not to pose a threat to public health, safety or
welfare."
2003 International Property Maintenance Code Section 304.4 Structural members. "All structural members
shall be maintained free from deterioration, and shall be capable of safely supporting the imposed dead and live
loads."
2003 International Property Maintenance Code Section 304.7 Roofs and drainage. "The roof and flashing shall
be sound, tight and not have defects that admit rain..."
1997 Uniform Housing Code Section 1001.8 (2) "Deteriorated or ineffective waterproofing of exterior walls,
roof, foundations or floors, including broken windows or doors.
The rear addition was added without permit and is partially collapsed and in danger of complete collapse.
The ordered repairs are:
1. Evaluation and recommendation of required repairs necessary to bring the rear addition into compliance with
currently adopted codes by a structural engineer currently licensed in the State of Colorado.

2. Obtain the required permits prior to initiation of work by a general contractor currently licensed to do business
within the City of Wheat Ridge
Completion of the required repairs and inspections necessary to bring the structure into compliance with
currently adopted codes and permit issuance of a valid Certificate of Occupancy for the structure.
You are hereby ordered to initiate repairs within ten (10) days of the date of this notice as necessary to
secure the structure and bring the structure into compliance.
You are further notified that if the required repair work is not commenced within ten (10) days of the date of this
notice, the Building Official may proceed to cause the work to be done and charge the costs thereof against the
property or its owner.
Any person having any record title or legal interest in the building may appeal from the notice and order or any
action of the Building Official to the Board of Appeals, provided the appeal is made in writing as provided in the
1997 Uniform Code for the Abatement of Dangerous Buildings and filed with the Building Official within 30
days from the date of service of such notice and order. Failure to appeal will constitute a waiver of all right to an
administrative hearing and determination of the matter.
