The purpose of our review was to determine the adequacy of the existing structure to support the proposed installation of solar panels on the roof as shown on the panel layout plan. Based upon our review, we conclude that the existing structure will require a retrofit per the attached detail in order to support the proposed solar panel installation. Design Parameters Code: International Building Code, 2012 Edition Risk Category: 11 Design wind speed: 125 mph (3 -sec gust) per ASCE 7-10 Wind exposure category: C Ground snow load: 30 psf; Roof snow load: 30 psf Connection to Roof Mounting connection: (1) 5/16" lag screw w/ min. 2.5" embedment into framing at max. 48" o.c. along rails (2) rails per row of panels, evenly spaced; panel length perpendicular to the rails not to exceed 67 in Conclusions Based upon our review, we conclude that the existing structure will require a retrofit per the attached detail in order to support the proposed solar panel installation. See attached calculations. The solar array will be flush -mounted (no more than 6" above the roof surface) and parallel to the roof surface. Thus, we conclude that any additional wind loading on the structure related to the addition of the proposed solar array is negligible. The attached calculations verify the capacity of the connections of the solar array to the existing roof against wind (uplift), the governing load case. Because the increase in lateral forces is less than 10%, this addition meets the requirements of the exception in Section 3403.4 of the 2012 IBC. Replacement of deteriorated items (such as decking, fascia boards, roof jacks, ventilators, flashing or other materials) not covered by insurance, discovered during construction and required by governing code or necessary for product warranties are NOT INCLUDED and will be charged as an extra on a time and materials basis unless STATED IN THIS CONTRACT. 7. CORE CONTRACTORS, INC. shall not be liable for failure or performance due to labor controversies, strikes, fires, weather, and inability to obtain materials from usual sources, or any other circumstances beyond the control of CORE CONTRACTORS, INC. whether of a similar or dissimilar nature. 8. Subsequent to property owner's insurance carrier approval, if this agreement is terminated by the Owner, the Owner shall be financially responsible for all work performed based on the following milestones (percentages are additive). a. Consulting Phase: Preparation of CORE Xactimate scope of work and adjuster appointment — 3% of total bid. b. Substantial agreement or scope confirmation with insurer — 5% of total bid. c. Ordering and scheduling of work — 2% of total bid. d. Repair Phase: Any line item of physical work that has been started shall be completed by CORE; if the owner terminates this agreement while physical work is ongoing, they shall be responsible for all costs related to that line item, plus general contractor overhead and profit. 9. In addition, the Owner shall be responsible for all other reasonable fees and expenses incurred prior to termination of the agreement, including permit fees, deposits paid by CORE to suppliers and subcontractors, subcontractor fees and expenses, etc. to the extent they are not already included in the line items for work that has been completed. All fees and expenses incurred prior to termination of this agreement shall be paid by the Owner within 30 days of invoice date. 10. If material has to be reordered or restocked because of a cancellation by the customer; customer will have to pay the restocking fee assessed to CORE by the supplier. 11. If any provision of this contract should be held to be invalid or unenforceable, the availability and enforceability of the remaining provisions of this contract shall not be affected thereby. 12. ANY REPRESENTATIONS, STATEMENTS, OR OTHER COMMUNICATIONS, NOT WRITTEN ON THIS CONTRACT ARE AGREED TO BE IMMATERIAL, and not relied on by either party, and do not survive the execution of this contract. 13. The maximum liability for CORE CONTRACTORS, INC. shall be the original cost of labor and materials for the repair which customer agrees shall be liquidated sum, under any event of default of CORE CONTRACTORS, INC. herein. 14. During the duration of the work the customer's HOMEOWNER'S INSURANCE will be responsible for any interior damage as long as CORE CONTRACTORS, INC. has taken appropriate action to protect the roof and siding during the repair of the roof and/or siding. 15.
