Layton, Ut. 84040 www. brynerdesign Job# 16239 We have reviewed the following information from Empire Solar Group in order to evaluate the structural capacity of the existing roof framing at the above mentioned address. 1. Photographs of the interior attic space, and exterior of the home were provided by Empire Solar Group. These photos illustrate the condition of the roof at eaves, ridges, and valleys. 2. Design drawings for the proposed system include a site plan, roof plan, and connection details for the solar panels. This information was prepared by Empire Solar Group, and will be utilized for approval and construction of the proposed system. 3. A survey form prepared by Christian Serrato of Empire Solar Group identifying building information including roof pitch, framing member condition, size, and spacing. Description of Existing Roof System The existing residence at the above mentioned address consists of typical wood framing construction with 2x6 dimensional lumber trusses spaced at 24" on center. Photos indicate framing members are in good condition and are assumed to be of soft pine species such as Douglas Fir or Southern Pine, and appear to be assembled with standard construction components. Analysis Method For our evaluation, instead of first determining the loads (based on current building code requirements), and second providing design for building elements to resist these loads, we first reverse engineer the existing roof system to determinine the structural capacity, and second determine by what factor of safety the existing design can resist the required loads. We limit our liability for the existing structure to the attachment of the solar panels, and do not expect to be liable for flaws in engineering, or workmanship of the full structure. In regions with snow, the load imposed by solar panels constitutes an increase to the system of less than 5% as panels only weigh 2.8 psf. In regions with high wind, the uplift capacity of the lag bolts into the trusses at attachment points usually exceeds demand by a factor of 1.5. We will recommend more supports, and tighter support spacing if this uplift per support exceeds the capacity of these connections. 1 Uplift & Attachment Results from our analysis indicate the existing trusses are expected to resist a uniform load of 96.8 psf. We have determined the total dead load of the roof structure, including solar panels to be 9.8 psf. Solar panels will concentrate snow loads to attachment points on roof framing members. The local roof snow load in this area of 40 psf with addition of solar panels will induce a point load to the framing of 376.64 lbs. With these loads applied in factored combinations as required by code it is expected that the existing roof system has capacity to resist the altered vertical loading condition by a factor of 2.2. Basis for Local Wind & Snow Loads Local Building code: Wind Velocity used -Vultimate-: Exposure Category Pitch of trusses: Seismic Design Catagory Roof Snow Load used (non-reducible): IBC 2018, ASCE 7-16 135 (mph) C 4/12 B 40 (psf) The wind velocity required by the local building code of 135 mph will induce a velocity pressure of 39.66 psf, and an uplift at panel support points of the following: Interior roof zone: -488.61 lbs Edge zone at eaves: -488.61 lbs Edge zone at gable: -383.91 lbs Corner zone at ridge: -453.71 lbs Corner zone at eaves: -349.01 lbs Dead load of panels at each attachment point: 24.64 lbs Snow load + Dead load per attachment point: 376.64 lbs Solar panels shall be attached to existing framing members using a 5/16" diameter lag screw. The pullout capacity of this size of lag screw in Douglas Fir or Southern Pine species framing members is 258 lbs per inch of penetration. We require, and the attached plans illustrate, the lag screws at each support be attached with 2'/" of penetration, thus developing the capacity to 645 lbs of uplift resistance per support. The capacity at each panel support exceeds the worst case anticipated uplift by a factor of 1.3. Conclusion and Certification Our office has evaluated the roof structure at the above referenced address and we are of the opinion that this roof has the capacity to support the addition of solar panels. The existing truss system structural capacity exceeds the demand imposed by a factor of 2.2 for vertical loads, and 1.3 for uplift. The methods for our analysis of the existing roof system are based on these reference standards: SEOC PV2 2017, NDS 2015, IBC 2018, and ASCE 7- 16. Because methods for evaluating solar addressed in previous building code editions have improved in subsequent versions, we are using methods of evaluation required in the most current building codes and standards. We consider this practice to be conservative because the most current code standards meet or exceed requirements of previous standards. We consider the capacity to load factors reasonable and conservative. We certify the existing roof system meets or exceeds requirements of the current and previous design standards listed below.
