HomeMy WebLinkAboutLLA-00-04City of Wheat Ridge Planning and Development Department SUBJECT: Case No. LLA-00-04 DATE: July 3, 2000 Dan Schneider is in the process of finalizing his lot line adjustment for 3866 and 3882 Union Court (Lots 7 and 8 of Prospect Ridge Subdivision). Last Friday he resubmitted plat copies for our review. All requested changes had occurred except that Steve Lister shifted a parks access easement with the property line when he should have kept it in the original location. Dan will be resubmitting on Wednesday and knowing I was out of town, asked if someone else could review and authorize mylar submittal. John McGuire is aware of the situation and will want to review a copy of the resubmittal before Dan is given the okay to submit the mylar. See attached redline. Dan is trying to expedite the review since he has a potential buyer. If everything is okay, have Kathy call him at 303-748-5725 so he can bring the document in for signatures. Please make the following corrections/adjustments and return three copies for re- review. -1. Under Case history box, add Case No. LLA-00-04 '2. Label and add the curve date for C2 ---3. The sixth line of the dedicatory statement should read as follows: "has laid out, resubdivided and platted....." -.-4. Add as a note that the zoning on the property is R-1 and A-2 5. Add an explanation of amendment 6. Please ditinguish between old easement lines and new easement lines _ .7. Please delete existing note #6 and replace it with the following notes: "The five-foot wide non-exclusive utility easements shift north with the lot line being adjusted." "The 30' wide access easement for parkland maintenance shifts north with the property line." "The Westridge Sanitation District easement is not affected by the lot line adjustment". Attached are comments generated by our Public Works Department. They are especially concerned about the access easement falling within the existing detention easement. Please verify whether the detention easement needs to be adjusted. The Parks and Recreation Commission will be reviewing the plat relative to the shifted access easement at their next meeting.
