Notice is hereby given that a Public Hearing is to be held before the City of Wheat Ridge
BOARD OF ADJUSTMENT on April 26, 2001, at 7:30 p.m. in the City Council Chambers of
the Municipal Building at 7500 West 29th Avenue, Wheat Ridge, Colorado. All interested
citizens are invited to speak at the Public Hearing or submit written comments. The following

4.4.5 BUILDING MATERIALS
INTENT:
• Use fagade materials that are attractive,
durable and simple to maintain.
4.4.5.1 Reflective Glass
Reflective glass whose percentage of outdoor,
visible light reflectivity is greater than 19%
shall not be used.
4.4.5.2 Durable Materials
Materials should be used that require little
maintenance and repair. Plywood paneling
should be discouraged, however, in keeping
with older and historical structures, the
appropriate use of wood could be included as
an acceptable material. Prefabricated
industrial metal siding is not allowed. Metal
spandrel panels and trim are acceptable.
If an Exterior Insulating Finish System (EIFS
or synthetic stucco) is used it should be
additionally protected at the ground floor level
and at locations where a high degree of
contact with people, vehicles or equipment is
expected.
4.4.5.3 Quality of Materials and Application
High standards for exterior materials, exterior
building systems, and their application are
expected. In particular, the design and
application of EIFS or synthetic stucco is
expected to be of a high enough quality to
allow for fine detailing and substantial surface
relief.
4.4.5.4 Finishes For Masonry and Concrete
Systems
Concrete Masonry Units, poured-in-place
concrete walls, or pre-cast concrete panels are
encouraged to be integrally colored or stained,
and have architectural finishes. However, such
masonry and concrete systems may be
designed to accept a painted surface in order

Dear Sirs,
In October of 2000 Schultz Industries, Inc. started looking for property to construct a new
facility. We purchased a lot in the 44`h Industrial Park lot # 18. We purchased the lot
based on the zoning requirements of the City of Wheatridge Annexation Agreement
(See attached).
We were told in November by the building a planning department that there was a
building moratorium in Wheatridge while they reviewed chapter 26 of the city codes and
prepared a new architectural design manual. However, the 44`h Industrial Park was
excluded and we could proceed with plans and permit submittals.
In early February we met with our design group and the planning department to do
preliminary plan reviews. They had asked us for a wainscote of synthetic stone 36" up
on our steel building. We finished our drawings and submitted for permit on 03-16-01.
Travis in planning notified us a week later that as of 02-26-01 steel buildings were no
longer allowed in the city of Wheatridge.
We are requesting a variance of the architectural design manual section 4.4.5.2 allowing
us to install our steel building with rock wainscote per plans provided.
