This is a request for a 10% sign area variance for a sign to be located on the Travel Center of
America truck stop. The property is zoned Commercial-One and located at 12151 West 44"`
Ave. If approved, the applicant will place a 364 square foot sign along the rear property line,
adjacent to Interstate 70.
On February 28, 1991, the Board of Adjustment approved a 497 square foot sign that was built in
the same location as this request. Since then the corporate logo for the property has changed it's
identification and is therefore proposing a new sign to reflect the new logo.
Pursuant to Section 26-410(e)(5), a sign proposed within a quarter mile of the highway may have
50% more area for one sign on the property. Therefore, this property may have a total sign area
of 342 square feet.
The applicant is proposing a total sign area of 364 square feet, for the sign that is to be located at
the rear of the site. Therefore, a 10% sign area variance is required to permit such a sign. It
should be noted that if the request is approved, the applicant has utilized the total sign allowance
for the site. Any other sign proposal must be approved with a variance heard before the Board of
Adjustment.
To date, there has not been any opposition to this proposal.
