Dear Mr. Lister:
I have completed my second review of the above-mentioned submittal, and I have the following
comments:
General
A. I have included the letter of approval from David Brossman, Development Review
Engineer.
2. Plat Comments
A. I recently received a call from Mr. Jim Marlow, attorney for Wide Horizon, Inc. He
stated that he would like a few changes to the plat prior to recordation with Jefferson
County.
1. First, he requested that the title of the plat be changed to "Wide Horizon-
Walker Subdivision
2. Second, he requested that the Wide Horizon signature line be changed to
read: "Brian Boettiger, Administrator."
3. Third, he requested the notary block for Mr. Boettiger is changed to read:
"...by Brian Boettiger, as administrator for Wide Horizon, Inc."
4. Lastly, he requested that one change be made on page two concerning the
property to be transferred. He would like the cross-hatched area to be
labeled as: "Formerly a portion of Lot I Wide Horizon Inc. ODP, now a
portion of Lot 3 Marianne Subdivision."
Please make all required corrections and submit one mylar copy for recordation with Jefferson
County. Please submit a copy of the quitclaim deed and a check for $22 for recordation. If you have

RE: 3665 Everett Drive Lot Line Adjustment
Dear Mr. Lister:
I have completed my initial review of the above-mentioned submittal, and I have the following
comments:
General
A. I have included all referral comments from responding agencies. Please direct any
questions about these comments to the agency that generated said comment.
B. Please submit a deed for the Wide Horizons property located at 8900 W. 38th
Avenue. Along with this deed, please submit a letter of consent from an official of
Wide Horizons acknowledging approval of this lot line adjustment.
2. Plat Comments
A. Since this is a lot line adjustment between two platted lots, the title of the plat should
be disassociated with the Marianne Subdivision. The subdivision should be given a
unique name, such as the "Walker Subdivision". The subtitle of the plat should read:
"A lot line adjustment between lot I of the Wide Horizon Inc. Outline Development
Plan and Plat, and lot 3 of the Marianne Subdivision".
B. The title should be further corrected to read: "...Section 27, T3S, R69W... "
C. Please remove the reference to the Marianne Subdivision from the first owner's
certificate.

Reference is made to your request regarding proposed
development at Marianne Subdivision, Wheat Ridge, Colorado
The referenced site is mainly situated within the
boundaries of the Wheat Ridge Sanitation District, however,
at present, there is no sanitary sewer facilities of
Westridge Sanitation District's adjacent to or nearby, the
proposed development site.
Since the proposed site is located at the border line of
the Westridge and Wheat Ridge Sanitation Districts and
there is an existing sanitary sewer main in the vicinity of
the site, the site can be served by the Wheat Ridge
Sanitation District.
The Westridge Sanitation District also can serve the
proposed development of this site subject to inclusion of
the site into the District and compliance with all
applicable District rules and regulations and subject to
availability of downstream capacity at the time of actual
formal application for sewer connection permits.
If the owner of the site prefers to be served by Westridge
Sanitation District, a sewer main extension may be required
to serve this new development.

Responsive to your May 27, 2003 letter and attached sketch proposing to
purchase a strip of Wide Horizon property abutting your residence at 3665
Everett Drive for $20,000 and as discussed, it would now appear that the
property in question and the ditch easement on same is somewhat larger than
originally anticipated.
If the proposed survey confirms our understanding of the property involved, it is
agreeable to Wide Horizon that you purchase for $20,000 the property in
question such that the lot line at the rear of your house be extended westward to
the existing Wide Horizon chain link fence and southward to a line parallel and
about twenty feet north of the Wide Horizon west access road (third post on the
fence). ,
It is further understood that you will not erect any structure on this property and
that all costs, specifically including legal, administrative, and survey/engineering
involved in the transfer of property will be borne by you. Our "no structure"
understanding will be reflected in the deed transfer to you.
