I have included comments from all responding external agencies. Please direct all inquiries to the agency that generated said comment. 2. Plat Page One: A. Please remove the Planning Commission Certification block. B. Please add a City Certification block. This should read: "Approved this day of , 2004 by the City of Wheat Ridge." Signature blocks should be provided for the City Clerk and the Mayor. C. Please change the signature block for the Director of Planning and Development to Director of Community Development. D. Under Letter D in "Plat Notes", please change the second line to read: "...appropriate action to ensure proper..." E. In the Case History box, please add "WS-00-O1" and MS-03-07". F. Please change the notary block for the owner to read: "The foregoing instrument was..." Additionally, please change the year 2003 to 2004. Please make all required corrections. I have included a redlined copy of the plat for your review. Once all corrections have been made, please run a mylar copy of the plat. Once this mylar has been created, have the surveyor sign and seal the Surveyor's Statement, and have the owner sign the plat. The owner's signature must be notarized. The Community Development Department has a notary in the office. Once these signatures have been attained, please submit the mylar, along with a check for $22.00 to the Community Development Department for recordation with Jefferson County. It appears that the enlargement of the building envelopes will not adversely affect the approved grading design for the lots. I have also received a Drainage Certification Letter from Dennis Beamis, P.E:, Engineer-of-Record for the Applewood Preserves Subdivision. I've read his letter, and it states that the drainage will still function as originally approved. Therefore, I am approving the proposed plat amendment with one condition. The one condition is that the building sizes are not to be increased along with the envelope size. If the buildings sizes are increased substantially above those planned for in the original approved Subdivision, it will increase the amount of impervious surface and trigger a revised Final Drainage Report. If the proposed building structures remain the approximately the same size and the builder simply wants to have more room to place the structures, the submitted plat is fine and the Drainage Certification Letter pertaining to the enlarged building envelopes holds true. Please be advised that the above referenced property is in an area served by The Consolidated Mutual Water Company by virtue of a Distributor's Contract with Denver Water. Domestic water service may continue to be provided to this property subject to compliance with the Company's rules, regulations and requirements for such service as well as the water tap allocation policies as established by Denver Water. The Company's rules, regulations, and requirements state that each separate structure be served by a separate tap and meter, and in order to receive domestic water service, the property must also front a Company main. Consolidated further requires that a duplex have a separate water tap and meter for each unit within the duplex, regardless of ownership: The Company requires that a new application for water service be completed by the owner and returned to the Company at the time there is a change in use.
