have the following comments:
Please add a signature block for the Director of Community Development.
Modify the title of the signature block for the Mayor from "City Council Certification"
to "City Certification".
All other required changes have occurred. Once the changes noted above have been completed,
please submit a blackline, photographic mylar of each of the five sheets for recording. A recording
fee of $10 per page will be required at the time of mylar submittal.

Thank you for your review comments and clarifications for the above referenced project. The
revisions have been made to the enclosed plan set. In addition we would like to offer the
following keyed response to your comments in your January 27, 2003 letter:
1. The title has been modified as requested.
2. The sheet index reflects the amended sheets.
3. The sheets have been renumbered accordingly.
4. The date has been revised.
5. The date of the proposed revision was added to sheet 1 of 5.
6. A case history box was added as requested.
7. An "Explanation of Amendment" was added to sheet 1 of 5.
8. Two "Site Data" boxes now appear on sheet 1 of 5. One is labeled "Final Development
Plan" and reflects the original data before the amendment. The second Site Data box is
labeled "Final Development Plan Amendment No. 1" and reflects the site data with the
proposed amendment. The numbers that appear in the "Final Development Plan
Amendment No. 1" site data box that appear in a bold face type are the
numbers/percentages that have actually changed due to the amendment.
9. The Planning commission certification block has been removed.
10. The signature block has been modified as requested.
11. The City Council Certificate has been revised as requested.
The remaining sheets, 2 through 5, have been modified to show the proposed modifications.
We understand that the HOA will be responsible for maintaining the proposed sanitary and
storm sewer lines.

This letter is in response to your request for confirmation of the availability of sanitary sewer
service for the above parcel.
The subject lots at the address referenced above are entirely within the boundary and service
area of the Wheat Ridge Sanitation District. Treatment of sewage generated within the Wheat
Ridge Sanitation District is provided by the Metro Wastewater Reclamation District (Metro).
Wheat Ridge Sanitation District facilities in this area consist of an 8 inch sanitary sewer main
within 38th Avenue and an 8 inch main in Depew Street as well.
This parcel is subject to the assessment of both Wheat Ridge Sanitation District and Metro tap
charges. The subdividers and/or developers may be required to extend sewer lines to their
project sites and/or share in the cost of providing additional capacity to serve their projects.
In addition, you should be aware that the District requires approval of plans for sewer main
extensions, service connections, determination and payment of tap fees, as well as inspection of
construction by the District's Engineer.

The utility and easement plan should. reflect the modifications. The plan set may have to be
modified somewhat to adequately show the changes.
Public Works commented regarding the island extensions located on top of the proposed sanitary
and storm sewer lines. The HOA will be responsible for any future maintenance. All other agencies
have expressed no comments.
I have had no luck contacting Richard Oneslager regarding proposed address schemes for the
project via email and telephone. Please advise.

Re: Administrative Amendment Request to Perrins Row FDP (38th & Depew)
Dear Meredith:
Enclosed are the revised plans we discussed on 12/20/02 with the changes clouded.
We request administrative approval of the changes to correct an error in the length of
the parking spaces behind the row houses and the width of the drive aisle between the
parking spaces and the mailbox area. Enclosed are six sets of the revised plans plus
the required application materials to process the amendment.
The landscaping is still above 15% as required by the approved zoning. A summary of
the requested changes follows.
• Modify north/south drive aisle behind row houses from 36' to 26' width
• Lengthen drive behind Depew facing row houses to 18' from 8'
• Enlarge landscape islands in above driveways to add shrubs and define
d rives
• Modify mailbox area and provide unloading space for mail truck
• Move two trees and substitute one deciduous for evergreen (no loss of trees)
• Provide tree grates in lieu of LS islands between row houses 7/8 and 9/10
• Reserve all covered parking for residential; visitor parking provided
uncovered.
• Replace ground cover in residential drive islands with shrubs.
• Modify landscape island at southeast corner of mixed-use building for better
drive access to row house #12
These changes meet the intent of Code Section 26-311 B, therefore qualifying for
administrative approval. The proposed amendment will not change the character of the
development, increase the intensity of the use, increase external effects on the

adjacent properties or increase maximum building height. Neither will the proposal
reduce approved setbacks, reduce landscaping below the zoning requirement or
required buffer yards, or increase the gross floor area of structures beyond the
authorized maximum allowed by the approved zoning. The proposed changes will
improve internal site circulation.
