I have reviewed the submittal and have the following comments: The title of the document should read: " 38a' Avenue Project, Amendment #1 Administrative Amendment An Official Development Plan....." 2. Remove the Planning Commission certification. 3. In the top margin, remove the reference to plat book as this document will be recorded as an odp (official development plan). 4. Remove the attorney's certificate. 5. Correct note number 3 to reference the new FIRM maps adopted last summer. The note should reference "Community Panel No.080509CO215E, dated June 17, 2003' The property is located in a zone X (shaded). 6. Add a signature line for the surveyor of record. 7. Modify the title of "Character of Development" to "Explanation of Amendment". 8. Add the following case number to the Case History Box: WZ-04-11. 9. Modify the reference case number in the left-hand corner of the sheet accordingly. 10. It is my understanding that Alan Feinstein is the housing authority's executive director. Please modify the owner's certification accordingly. If Henry is the person who is supposed to sign it, make sure his correct title is shown. 11. Add a site data breakdown for both existing and proposed conditions with building coverage, landscaped coverage and coverage by paving and other hard surfaces. Each category should be shown in square footages and the percent of total site. 12. On the drawing, the western parking area in front of the new structure ends into nothing. Show the configuration with respect to the new structure. Attached is a redlined copy of the plan. Please make the revisions and resubmit two copies to me. Although changes are required to the document before recording, the city will issue a building permit for construction. Footing Excavation for the Proposed Maintenance Shed, Orchard Valley Apartments, Wheat Ridge, Colorado Reference: 1. "Geotechnical Engineering Report, Proposed Maintenance Shed, Orchard Valley Apartments, Wheat Ridge, Colorado," by GTG Fox Geotechnical Services, Ltd., dated July 9, 1993 Dear Mr. Feinstein: At the request of Mr. Paul Simpson of Herndon & Associates, a geotechnical engineer was provided to evaluate soil and ground water conditions exposed in the footing excavation for the maintenance shed at the subject site. Evaluation was limited to the soils exposed and present condition of the excavation. The footing was in place at the time of our observations. The excavation was observed by this firm on November 1, 5, 11, 15, 16 and 17, 1993. In general, approximately 2 to 8 inches of standing water was observed on the exterior of the south and west sides of the footing. The soil around and beneath the footing was saturated and unstable. Natural clay was found at the footing elevation on the north, east and south sides of the excavation, and silty sand was observed in tie northwest portion of the excavation. Our observations of the excavation occurred both immediately after snowfall runoff events and after runoff had ceased. The last observations included observing the excavation immediately after the water was pumped out and then early the next day in order to ascertain whether there was any ground water flow as opposed to surface water runoff entering the excavation. Our observations indicate that the water in the excavation is surface water. Ground water does not appear to be entering the excavation. Due to its saturated condition and the freeze/thaw cycles that it has been subjected to, the material beneath the footing is not considered suitable for foundation support. The excavation should bottom out in the silty sands beneath the natural clays. The footings should then be constructed on the stable material. Due to the amount of water that has been in the excavation and the time that has elapsed, it may be difficult to find stable material. If no suitable material is encountered within 2 feet below the footing grade, the excavation should be stabilized by rolling rock into the unstable soils. Stabilization may be accomplished by rolling or tracking +1.5-inch clean crushed rock or 1 1/2-inch crushed concrete gradually into the subgrade soils. This operation should proceed until stabilization is accomplished. GTG-Fox must be retained to observe the excavation process, stabilization of the excavation (if necessary), and to approve the stabilization material.
