SUBJECT: WA-99-05/11020 West 41' Place
DATE: February 22, 1999
Case No. WA-99-05, an application by Renaissance Builders requesting a one foot front yard
setback variance from the ten foot front yard setback requirement at 11020 West 41" Place. The
property is zoned Residential One-B. Pursuant to Section 26-12(F) of the code of laws, front lot
lines which abut a cul-de-sac may allow for a 10' front yard setback for all structures.
Pursuant to Section 26-6 (D)(2)(a) of the Wheat Ridge Code of Laws, the Zoning Administrator
is empowered to decide upon application for a waiver from the front yard setback requirement
since the following conditions apply:
1. The variance does not exceed ten (10) percent of the minimum or maximum standard.
2. That the Zoning Administrator finds that the "findings of fact," as set forth in subsection
(2)(c), are substantially complied with and support the request.
3. The Zoning Administrator has not received objections to the project after noticing and
posting of the site for ten days.
4. No additional dwelling units would result from this approval.
This request is for a 1 foot front yard setback variance from the front yard setback requirement
and meets all applicable conditions as required by Section 26-6(D)(2)(a) of the City of Wheat
Ridge Code of Laws. Staff did receive one comment in support of this request from the
neighbors at 11050 West 4151 Place.
Therefore, staff recommends approval of Case No. WA-99-05.

This is to inform you that Case No. WA-99-05 a request for a three foot front yard
setback administrative variance from the 30 foot front yard setback requirement to
build a garage at the property located at 11020 West 4Pt Place has been received
by the Department of Planning and Development.
The applicant is requesting an administrative variance review which allows no
more than a ten percent (10%) variance to be granted by the Zoning Administrator
without need for a public hearing. Prior to the rendering of a decision, all adjacent
property owners are required to be notified of the request by certified mail.
If you have any questions, or would like to submit comments concerning this
request, please contact the Planning Division at 235-2846 by 5:00 p.m. February
19, 1999.
