ALL PITCHED ROOFS REQUIRE A MIDROOF INSPECTION REGARDLESS OF PITCH.
FOR ROOF PITCH 6/12 AND OVER: Midroof & Final Roof inspections for ROOFS with 6/12 PITCH &
OVER REQUIRE A 3RD PARTY INSPECTION. The 3rd party inspection report must be dropped off to
the Permit Desk at the City of Wheat Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with Building Division Policy
BD -18-001 for Balanced Ventilation Systems, or manufacturer installation instructions,
whichever is more stringent.
MIDROOF & SHEATHING: Effective December 1, 2014, asphalt shingle installations require an
approved mid -roof inspection, conducted when 25-750 of the roof covering is installed,
prior to final approval. Installation of roof sheathing (new or overlay) is required on the
entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists.
Sheathing and mid -roofs may be called in at the same time, one hundred percent of the
sheathing must be complete and 25-750 of the mid -roof may be complete. Asphalt shingles are
required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and
water shield is required. Eave and rake metal is required.
LADDER MUST BE SET FOR ALL ROOF INSPECTIONS: A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections.
COMMERCIAL ROOFS: In order to pass a final inspection of elastomeric or similar type roof
coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

Dear Mr. Posiviata,
The construction documents submitted were revieived.for compliance to the 2012 edition of the International
Residential Code, the International Energy Conservation Code, 2014 edition of the National Electrical Code,
and Ciq, of ff'heat Ridge policies and procedures. These discrepancies have been found:
I ) Because of wall demolition in the kitchen area, an asbestos report prepared by a Colorado State -certified
asbestos building inspector (contact the Colorado Department of Public Health and Environment at (303)
q2-3100) must be submitted to City of Wheat Ridge Building department as part of permit application.
2) An isometric drawing denoting the fixtures on the layout for the new bathroom and clothes washer must
be submitted to City of Wheat Ridge Building Department for review and approval,
3) Structural engineer identifying detail number 14 and 15 not listed under detail notes.
4) How will the new bedroom be heated? Also, either an operable window, or a mechanical bath fail is
required to serve the new bathroom.
5) Provide an electrical floor plan detailing locations of light fixtures, switches mid receptacles for the
kitchen remodel and garage conversion.
Submit 2 -copies of revised construction pla_n�s) revision or additional documentation. Please either "balloon
or highlight changes on these documents.
