CASE NO: WA-97-16 APPLICANT'S NAME: Shannon Hasch LOCATION: 11421 W. 45th Avenue Upon motion by Board Member THSFSSF~, seconded by Board Member ECFF.T.MF.VFR the following .Resolution was stated. wne;xEAS, the applicant was denied permission by an Administrative Officer; and WHEREAS, Board of Adjustment Application, Case No. wA-97-~ti_ is an appeal to this Board from the decision of an Administrative Officer; and • WHEREAS, the property has been posted the required 15 days by law and there WERE NO protests registered against it; and WHEREAS, the relief applied for MAY be granted without detriment to the public welfare and without substantially impairing the intent and purpose of the regulations governing the City of Wheat Ridge. NOW, inxxEFORE, BE IT RESOLVED that Board of Adjustment Application Case No. WA-97-tH be and hereby is APPROVED. TYPE OF VARIANCE: A 6' side yard setback FOR TH8 FOLLOWING REASONS: 1. The request will not be detrimental to the public welfare, or injurious to other property or improvements to the neighborhood, 2. The request will not impair ,the adequate supply of light and air to adjacent properties or substantially increase congestion in the streets. 3. It will benefit the neighborhood_by providing aesthetic relief • from exterior parking and storage of automotive materials, Case No. WA-97-16/Resolution • Page 2 4. There were no protests registered against this request. 5. The applicant will remove the existing shed. 6. There is significantly more than average separation from the garage to the neighboring structures. VOTE: YES: Abbott, Echelmeyer, Howard, Junker, Mauro, Thiessen and Walker NO: None DISPOSITION: A 6' side yard setback variance granted 7-0. DATED this 24th day of July, 1997.
