A RESOLUTION OF THE BOARD OF COMMISSIONERS OF THE WHEAT RIDGE
URBAN RENEWAL AUTHORITY RETAINING THE PROFESSIONAL SERVICES OF
CORNERSTONE REALTY TO ASSIST IN IDENTIFYING POTENTIAL
RELOCATION PROPERTIES RELATED TO THE W ALGREENS REDEVELOPMENT
PROJECT AT 38TH AVENUE AND SHERIDAN BOULEVARD
BE IT RESOLVED by the Wheat Ridge Urban Renewal Authority that:
Section 1. Cornerstone Realty, and Larry Nelson in particular, is hereby retained to
provide professional services to assist in identifying potential relocation properties for
individuals and businesses related to the Walgreens Redevelopment project at 38th A venue and
Sheridan Boulevard.
Section 2. Mr. Nelson's fees shall be as outlined in the attached proposal incorporated
hereby.
Section 3. Mr. Nelson shall work at the direction of and with the Authority attorney, staff
and consultants to provide such services.
DONE AND RESOLVED the

SCOPE OF SERVICES:
a Assist Authority in identuymg potential relocation sites for three businesses .
currently located on southwest comer of Sheridan Blvd. and 38th Ave.
a Search methods to include database evaluation of Denver Metropolitan
Commercial Association of Realtors and Metrolist inventories.
a Evaluate other similar sites not currently available for determination of
comparable value estimates.
a Physical search to include area bounded by Colfax to I-70 and Federal to Kipling.
Target area to be driven in search of properties for saIe/lease that are not listed on
above databases.
a Confer as necessary with staff and counsel.
a Obtain detailed information on potential sites available.
a Compile and evaluate data. Present to Authority.
FEE:
a $50.00 per hour. Advance approval required from Authority for time over 10
hours.
a Itemized invoice(s) to be provided.
a Fee to include compensation for online charges, mileage, time and supplies.
