TYPE OF VARIANCE: A 10' variance to the required 15' side yard setback in a Residential-One zone district. FOR THE FOLLOWING REASONS: 1. The lot is somewhat smaller than the other lots on the block and those lots that are the same size or smaller have setbacks less than the required fifteen (15) feet. It could therefore be reasoned that a unique circumstance does exists due to lot size. 2. The granting of the requested variance will not alter the essential character of the local neighborhood as five (5) side yard setback encroachments (including the subject site) exist in the immediate area. 3. There are topographical and floodplain conditions involved that would result in a particular hardship upon the property owner as related to the construction of a detached garage. 4. The granting of this variance will not result in the'setting of a precedent for similar requests as other side yard setback encroachments already exists. WA-92-8/RESOLUTION Page 2 5.
