I, Mary Lou Chapla, Secretary to the City of Wheat Ridge Board of
Adjustment, do hereby certify that the following Resolution was
duly adopted in the City of Wheat Ridge, County of Jefferson,
State of Colorado, on the 22nd day of June , 1995.

APPLICANT'S NAME: Hazel Bond
LOCATION: 7105 W. 30th Avenue
Upon motion by Board Member ABBOTT , seconded by Board Member
HOVLAND , the following Resolution was stated.
WHEREAS, the applicant was denied permission by an Administrative
Officer; and
WHEREAS, Board of_Adjustment Application, Case No. WA-95-7 is an
appeal to this Board from the decision of an Administrative -
Officer; and
WHEREAS, the property has been posted the required 15 days by law
~ and there WERE NO protests registered against it; and
WHEREAS, the relief applied for MAY be granted without detriment
to the public welfare and without substantially impairing the
intent and purpose of the regulations governing the City of Wheat
Ridge.
NOW, THEREFORE, BE IT RESOLVED that Board of Adjustment
Application Case No. WA-95-7, be and hereby is APPROVED.
TYPE OF VARIANCE: A 2 foot fence height
FOR THE FOLLOWING REASONS:
1. The variance can make the house more livable by blocking car
lights and sound from adjacent street.
2. Staff .concludes there is a hardship because Saulsbury Street
dead ending into W. 30th Avenue at the applicant's rear
property line.
3. A precedent will not be set. -
4. The 8 foot fence height should not reduce light and air to
adjacent properties.

WITH THE FOLLOWING CONDITION:
1. The 8 foot portion of the fence must drop gradually to 6
feet within 5 foot of the 32 foot. east-west section.

DISPOSITION: Fence height variance granted by a vote of 8-0.
