CITY OF WHEAT RIDGE PLANNING COMMISSION

APPLICANT(S) NAME: Gerald Biehl

REQUEST: Approval of a two-lot minor subdivision
APPROXIMATE AREA: 29.9 acres
WHEREAS, the City of Wheat Ridge Planning Division has submitted a -
list of factors. to be considered with the above request, and said list
of factors is attached hereto and incorporated herein by reference,
and made a part hereof; and
WHEREAS, there was testimony received at a public hearing by the
Planning Commission and such testimony provided additional facts.
NOW, THEREFORE, based upon the facts presented and conclusions
reached, it was moved by Commissioner WILLIAMS, seconded by
Commissioner ECKHARDT, that Case No. MS_-96-2, an application by
Gerald Biehl for_appxoval of a two-lot minor subdivision for property
located at 3600 Youngfield be Approved for the following reasons:
•
1. No physical changes axe proposed
2. All requirements of the Subdivision Regulations have been met.
With the following conditions:
1. A water line easement be provided consistent with Consolidated
Mutual's requirements.
2. A blanket cross access easement be provided on the plat.
3. A signature block be added for the mortgagor.
4. Legal description problems be corrected.
VOTE: YES: Eckhardt, Williams, Rasplicka, Cerveny
and Langdon

I, Sandra Wiggins, Secretary to the City of Wheat Ridge Planning
Commission, do hereby and herewith cextify_that the foregoing
Resolution was duly adopted by a 5 - 0 vote of the members present at
their regular meeting held in the Council Chambers of the Municipal
Building, Wheat Ridge, Colorado, on the 18th day of January, 1996.
