A. CALL THE MEETING TO ORDER
The meeting was called to order by Chair DiTullio at 7:00 p.m. in the Lobby Conference Room
of the Municipal Building, 7500 West 29th Avenue, Wheat Ridge, Colorado.

C. APPROVAL OF MINUTES
It was moved by Kent Davis and seconded by Cheryl Brungardt to approve the minutes
of April 23, 2003. The motion passed 3-0.
D. OFFICERS REPORTS
There were no officers reports.
E. PUBLIC FORUM
There were none present to address the Authority.
F. UNFINISHED BUSINESS
There was no unfinished business to come before the Authority.
G. NEW BUSINESS
1. Namin!!: oftownhomes at 6410 West 44th Place
There was discussion regarding the naming of the townhomes. The insurance company
requires a name in order to provide coverage.
It was moved by Cheryl Brungardt and seconded by Kent Davis that the
condominiums at 6410 West 44th Place be named Parkside. The motion passed 3-0:

Kathryn Fulton arrived at 7:05 after the initial naming discussion. She suggested that
alternative names be chosen in case Parkside is already in use by another condominium
complex. Betty Maybin volunteered to check the multi-list to see ifthese names are
already in use.
It was moved by Kathryn Fulton and seconded by Cheryl Brungardt that the
condominiums at 6410 West 44th Place be named, based upon availability of name,
from the following list:
1. Parkside
2. Parkview
3. Carnation Square
4. Kendall Square
5. Conifer Square
The motion passed 4-0.
2. Approval of construction loan with Vectra Bank
Alan White read the following memorandum into the record: On Tuesday, May 13,
2003, I contacted by telephone all members of the Wheat Ridge Housing Authority to
confirm and get their approval of a loan with Vectra Bank in the amount of $325,000.
The vote was 5-0 infavor of approval. Formal action will take place at their next
regular meeting on Wednesday, May 28, 2003. Signed by Kathy Field, Administrative
Assistant and Alan White, Community Development Director.
It was moved by Kent Davis and seconded by Cheryl Brungardt to approve the
loan with Vectra Bank in the amount of $325,000. The motion passed 4-0.
3. Approval of Insurance Policy with Talty Insurance
It was moved by Kent Davis and seconded by Kathryn Fulton to approve an
insurance policy with Talty Insurance to cover the townhomes at 6410 West 44th
Place, with premium to be paid from available funds (not to be paid from Vectra
Bank loan proceeds). The motion passed 4-0.
H. OTHER
. Alan Feinstein reported on rent collection from townhomes at 6410 West 44th Place.
. Alan Feinstein submitted bidding and construction information for the Authority's review.
. Alan White reported that the city is working with utility companies to vacate a portion of
the easement on the east side of the property where garages will be located.
. Alan White reported that Cheryl Brungardt will be attending the Housing Justice Summit
on June 2. If other members wish to attend, they should contact Alan.
. Alan White informed the Authority that he received notification that the city did not receive
an award as a result of the application submitted to the Colorado Chapter of the National
Association of Housing and Redevelopment Officials.

. Alan White submitted copies of the draft audit for the Housing Authority. There was a
consensus to invite the auditors to the June 25th meeting for a question/answer session. The
Authority's accountant, Dick Matthews, will also be invited to attend.
. Cheryl Brungardt brought attention to a proclamation signed by the mayor of Wheat Ridge
regarding Homeownership Month.
. Alan Feinstein recommended that the Authority's attorney be directed to begin the condo
conversions as soon as possible.
H. ADJOURNMENT
The meeting was adjourned to June 25, 2003 at 7:50 p.m.
