A. CALL THE MEETING TO ORDER
The meeting of the Wheat Ridge Housing Authority was called to order by Chair
Brungardt at 5:00 p.m. in the council chambers of the Municipal Building, 7500
West 29th Avenue, Wheat Ridge, Colorado.
B. ROLL CALL OF MEMBERS
Authority members present: Cheryl Brungardt
Kent Davis
Kathy Nuanes
Janice Thompson
Commissioners absent: Terry Womble
Also attending: Alan White, Community Development Director
Larry Nelson, Cornerstone Realty
Ann Lazzeri, Recording Secretary
c. APPROVAL OF MINUTES - July 25, 2006
It was moved by Kent Davis and seconded by Kathy Nuanes to approve the
minutes of July 25, 2006. The motion passed unanimously.
D. OFFICER'S REPORTS
There were no officer's reports.
E. PUBLIC FORUM
There was no one to address the Authority.
F. UNFINISHED BUSINESS
. Larry Nelson reported on negotiations to purchase the property at 29th and
Ingalls. He is waiting for a response from the seller on the most recent offer
of$675,000. He reviewed the preliminary budget for the property which
includes a $10,000 line item for possible relocations. Based on present leases,
a rental income of $28,000 has been projected. He also stated that a decision
from the county regarding the grant application should be received in the next
few days.

There was discussion about restricting the new project to elderly and
handicapped individuals. Cheryl Brungardt stated that there would be many
restrictions associated with the grant if ownership is limited to a certain
segment of the population. It might be better to encourage, rather than
mandate, a percentage of sales to the elderly and handicapped.
. Larry Nelson reported that the unit at Quail is set to close in mid-September
for a sales price of$127,900. There are still two unsold units at Parkside for
sale priced at $131,900 apiece.
. Larry Nelson presented an update on the Parfet property. Henry Wehrdt is
sending bids out this Friday. David Firmin e-mailed an agreement with
Consolidated Mutual Water District that stipulates the District will not charge
for a second water tap unless the property is converted to another type of
ownership. This agreement will serve as a prototype for a future agreement
with Westwood Sanitation regarding sewer taps.

There was no new business to come before the Authority
