CALL THE MEETING TO ORDER The meeting was called to order by Chair Jerry DiTullio at 7:00 p.m., June 26, 2002, at the Quail Square Condominium Conversion at 3747 Quail Street, Wheat Ridge, Colorado. B. ROLL CALL Authority Members Present: Cheryl Brungardt Mary Jo Cavarra Jerry DiTullio Authority Members Absent: Kent Davis Kathryn Fulton Others Present: Alan White, Planning Director Larry Nelson, Cornerstone Realty Betty Maybin, Cornerstone Realty Alan Feinstein, Jefferson County Housing Authority Henry Wehrdt, Jefferson County Housing Authority Dave Firman, Housing Authority Attorney C. APPROVAL OF MINUTES It was moved by Cheryl Brungardt and seconded by Mary Jo Cavarra to approve the minutes of March 27, 2002. The motion passed unanimously. D. OFFICERS REPORTS There were no officer reports. E. PUBLIC FORUM There were none present to address the Authority. F. UNFINISHED BUSINESS There was no unfinished business to come before the Authority. G. NEW BUSINESS 1. Tour of 3747 Ouail Authority members toured the project and examined one of the finished units. Marketing and pricing were discussed. There was a consensus to wait until July to decide to list the units in MLS. This would add approximately $2,300 to the cost of each unit. Housing Authority June 26, 2002 Page 1 Larry Nelson reported that the unit under contract is no long under contract. The potential buyer exercised her option to terminate it. Appraisal of the unit came in at $140,000 and there was a consensus to leave the price at $132,700. Discussion moved to the concern that units were not selling. Larry Nelson and Betty Maybin stated that potential buyers were seeing the project under construction with trash and construction materials detracting from the project's appearance. Trinuning of the trees by City crews has helped. The other major concern was the condition of the courtyard. There was a consensus of the Authority to have Henry Wehrdt investigate the cost of resodding the courtyard. The area where two downspout drains discharge into the gravel area will need to be maintained. The lamps and grill will be removed. Henry Wehrdt will check in to Post Office requirements for replacing the current mailboxes. Dave Firman and Alan White reported that the condo plat is being reviewed. There are minor changes needed before it is recorded. The covenants were discussed, specifically permitting pets in the units. It was moved by Mary Jo Cavarra and seconded by Cheryl Brungardt to include in the covenants a provision that limited the size of dogs to no more than 35 lbs. adult weight. The motion passed 3-0. Except for work authorized tonight, Henry Wehrdt stated that the contracted work should be completed by the end of week July 12-13. H. OTHER None. I.
