A. CALL THE MEETING TO ORDER
The meeting was called to order by Chair Jerry DiTullio at 7:00 p.m., July 24, 2002, at the
Quail Square Condominium Conversion at 3747 Quail Street, Wheat Ridge, Colorado.

c. APPROVAL OF MINUTES
It was moved and seconded to approve the minutes of June 26, 2002. The motion passed
3-0.
D. OFFICERS REPORTS
There were no officer reports.
E. PUBLIC FORUM
There were none present to address the Authority.
F. UNFINISHED BUSINESS
There was no unfinished business to come before the Authority.
G. NEW BUSINESS
1. Tour of 3747 Ouail
The members toured the complex and examined the finished units. All of the interior
work is finished with the exception of making all toilets operational and some touch-up
painting. Volunteers have been recruited to clean all the units on Saturday, June 27th.
Exterior work to be completed is touch-up painting, installing the wrought iron railings
on back patios, and replacing outside light fixtures. Landscapers are under contract to
replace the sprinkler system, sod the courtyard, and reseed the east and north lawn
areas. It is anticipated that all items will be completed by August 2nd.

Larry Nelson reported that one unit is under contract and two other units have been
reserved. The closing for the one unit will probably be the end of August.
2. Discussion of Housinl!: Authority takinl!: over manal!:ement of Richards-Hart Estate
duplex
Jerry discussed the idea of the Housing Authority taking over the duplex that is located
on the City's Richards-Hart Estate property. Currently the Parks and Recreation
Department is assigned the responsibility of managing and maintaining the duplex.
Current rental income is about $6,000 per year. The Authority would request that the
Jeffco Housing Authority would actually manage the property and take care of all
maintenance and upkeep functions.
It was moved by Kathryn Fulton and seconded by Cheryl Brungardt to submit a
formal request to City Council to have the Housing Authority take over the
management and maintenance of the duplex at the Richards-Hart Estate. The
motion passed 3-0.
