The meeting was called to order by Chair DiTullio at 7:00 p.rn.

The minutes of May 23,2001, were approved as submitted on motion ofKathryoFulton,
seconded by Cheryl Brungardt and unanimously carried.

New Business:
1. Prooertv Purchase
Betty Mavin, Cornerstone Realty, updated that the an offer on property located at 3335
Benton was made one day prior to the Authority's offer and would more than likely not be
accepted.
In order to speed up the process of submitting offers, it was decided that since the
contract had already been reviewed by the Attorney that he would not need to review
additional offers. Future contracts will be prepared for potential property the same day
they are viewed if the majority of the Authority is in agreement.

Various properties for purchase were discussed. It was the decision of the Authority that
properties to be considered purchase need to consist mainly of2-bedroom units and resale
within the low and moderate income.
Kathryo Fulton discussed two sets offour-plexes located near the truck stop at 44th and
Tabor. She will contact the owners and check for possible interest in selling to the units to
the Authority.
It was moved by Kent Davis, seconded by Kathryn Fulton to direct cornerstone to
contact the eight properties to check about selling and to set up showings if interest
exists. The motion unanimously carried.
It was moved by Mary Jo Cavarra and seconded by Kent Davis to add Article 5, Section
4, allowing electronic mail andfaxes and carried with Jerry DiTullio voting no.
It was moved by Mary Jo Cavarra and seconded by Kathryn Fulton to review and run
numbers for single:family units with a purchase limit of $150,000 and duplexes with a
purchase limit of $300,000 with first consideration of purchase to be given to multi-
family units with the majority of units having two or more bedrooms. The motion
carried with Kent Davis voting NO.
Kent Davis expressed his opinion that the Authority's fimds could be better used on multi-
fiunily units.
2. Intemoverumental Coooeration Al!:reement between the Wheat Ridl!:e Housinl!:
Authoritv and the Jefferson County Housinl!: Authoritv
Jerry DiTullio informed that both the City Attorney and the Jefferson County Housing
Authority (JCHA) were in agreement with the proposed amendment to Article III,
paragraph 4, pertaining to indemnification clauses for both the Wheat Ridge Housing
Authority and the JCHA.
It was moved by Kathryn Fulton and seconded by Cheryl Brungardt to approve the
amendment to Article III, paragraph 4 of the Intergovernmental Cooperation
Agreement between the Wheat Ridge Housing Authority and the Jefferson County
Housing Authority. The motion unanimously carried.
3. Aoolication to the Colorado Division of Housinl!:
Alan Feinstein informed that the hearing on the Authority's application for matching funds
would be heard in August. The July 24 meeting has been moved to Glenwood Springs
and he is unable to attend. It was Alan's opinion that the date change would not
jeopardize the request for fimds.

Alan will inform the Authority ofthe exact date once the August meeting has been set.
He will also verifY with the Colorado Division of Housing that the Authority's request
would not be jeopardized by changing the date.
It was moved by Mary Jo Cavarra and seconded by Ken Davis to approve the request to
change the application hearing date before the Colorado Division of Housing to their
August meeting. The motion unanimously carried.
Other
A. Mary Jo Cavarra reported that she would prepare an evaluation form once it becomes
necessary.
B. Cheryl Brungardt reported that she had spoken with Regis University who is excited to
participate in volunteer activities with the Authority.
Adiournment
The meeting was adjourned at 8:00 p.rn. to July 25, at 7:00 p.rn. in the lobby conference roorn.
Both Alan Feinstein and Kent Davis informed that they would be out of town and unable to attend
the next meeting.
