Building Owner's Roof Care and Maintenance Guidelines ver. 2.01
Thank you for choosing a Mule -Hide Roofing system! Following are guidel ineson how to care for your roof to help ensure along useful service life. The
manufacturer'swarranty is not a maintenance program or agreement. There are various items associated Wth your roof system that are not covered under
the warranty. It is the responsibility of the Building Owner to regularly inspect and maintain the roof.
Mule -Fide strongly recommends the Building Owner institutesan annual maintenance program with written documentation of any activities on the roof.
Maintain a log of maintenance procedures and people accessing the roof. This aids the building owner in determining the source of any damage to the
roof. Your roofing system should be inspected at least twice a year (once in the spring and once in the fall) and after every major storm. These inspections
should be performed by a Mule -Fide Warranty Eligible Applicator or by someone specially trained in roofing systems
READ YOUR WAFFANTY CAREFULLY BEFORE DCECUriNG ANY ROOFTOP VIOW OR FILING OF A CLAIM
Understand the Terms and Conditions to avoid adversely affecting the warranty.
General Guidelines
1. Keep the roof surface clean of debris, especially at drain areas to avoid clogging. Good roofing practice suggests that water not be allowed
to remain on the roof for more than 48 hours after a rain. Keeping the roof clear of debris will allow for proper water runoff and avoid
overloading the roof with standing water.
2. Keep chemical and petroleum products(acids chemical$ solvents greases, oil$ or any liquidscontaining petroleum products)off the membrane
to avoid degradation. If smelling occurs, contact Mule -Fide immediately.
3. Do not exhaust kitchen v✓astes(vegetable oils) or other animal fatsdirectly onto the roof surface. If incidental contact islik-ly, contact Mule- Fide
for reoommendati ons on preventative measures
4. TPO and PVC membranes may be used for restaurant roofs but must have a rooftop maintenance program in-place to ensure that accumulations
of animal fats/grease are regularly removed and the membrane surface isdeaned periodically. See Mule-lide'sCare and Maintenance Overview
for specifi c cleaning instructions
5. Walkoruaysmust be provided if regular rooftop traffic is required, such asservicing of rooftop equipment. Exercise caution when not wralking on
vralk Rays, especially on white membranes (Vbhite-on-BlackEPDM, ElastomericAcrylic Coating$ TPO and PVC) since ice orfrost build-up may not
be viable. All membranes are slippery when wet.
6. Men it is necessary for workers to be on the roof to service rooftop equipment, e.g., HVAC units antenna$ etc., woriers should be cautioned to use
walk Aeiysand to exercise care with their tool sand equipment to avoid puncturing the roofing membrane. Mule -Fide recommends that the building
owner or property manager keep a "Roof -top Mai ntenance and Activity Log" to trade dates and activities by personnel or other trades
7. Handprints footprints, general traffi c gri me, industrial pol I utants and environmental dirt may be deaned from the surface of the membrane by
scrubbing with detergent and water, then rinsing with dean water. To maximize and maintain reflectivity, white membrane(s) should be cleaned
once every two years
8. Keep roof maintenance items, such asoounterflashings metal curbs metal ducts etc. sealed watertight at all times All exposed masticsand
sealants regardlessof the purpose or function, are required maintenance itemsto be remediated by the Building Owner, including but not limited
to pitch pan and metal flashing sealants
9. Lossof granulesfrom mineral surfaced membranes is typical and not a manufacturing defect. In casesof granule lossthat beoomesmore
noticeable, additional surfacing should be applied asdirected by Mule -Fide.
10. Protective elastomeric coating s;Aemswill oxidize and weather, losing overall dry film thidvrem Thisisnormal and not a defect in the material.
VVarrantiesthat include an elastomeric coating asa protective surfacing of a membrane may require periodic reeoating at specified intervalsto
maintain the warranty coverage. The Building Owner is responsible for all coststo perform any specified recoating.
11. Examine all areasadjacent to the roof, parapet wallsand adjoining structures Damage to itemssuch as masonry, failing mortarjoints loom or
missing sealant$ loose stone ortiles loose and improperly sealed counterflashings, etc., may be the source of leal6that are inadvertently blamed
on the roofing system. These items need to be addressed by properly trained personnel to avoid damage to the roof system.
12. If any changesare to be made to the roofing 94em (HVAC equipment, TV antennas, tie-ins to new roofing system$ etc), contact Mule- Fide for
prior approval. V\brkdirectly related to the roofing system must be accomplished by a Mule -Hide Warranty Eligible Contractor.
13. If you have a leak, chedcforthe obvioussuch asdogged roof drains, brolen skylights loose oounterflashings brolen water pipes, leaking roof units,
and storm damage. Note when the leaking occurs Itemssach as heavy or light rain, wind direction, temperature and time of day are important
duesfortraddng suspected leaks Doesthe leakstart and stop with the rain, ordoesleakng continue afterthe rain hasceased?
If you believe that the leakiscovered under the Mule -Fide warranty, plea% notify Mule -Fide's Warranty Department at (800) 786-1492 assoon aspossible,
and follow up with written notification in accordance with the warranty terms Leaks resulting from the deterioration orfailure of building componentsor
physical damage are not covered by the Warranty. The building owner must pay the investigation and repair cos: if the problem isfound to be outside the
mope of the Warranty.
Fortemporary repairsin the Mule -Fide membrane, use a one -part urethane sealant and contact Mule -Hide. Do not use any Asphalt Product to make
repairson any single -ply roof as it WILL degrade the membrane. If any asphalt product is used on a single -ply roofing membrane, that area will have to be
removed and replaced at the Owners expense.

As requested, I performed a limited, visual only, observation of the above referenced building on
Wednesday, August 17, 2016. The purpose of this visit was to observe the current condition of the egress
stair location, recently constructed along the south end of the east (rear) foundation wall of the building.
The scope of this investigation and report is limited, concentrating only on the current condition of the
above referenced area of the building. The scope of this observation does not include a detailed room -by -
room investigation, a comprehensive evaluation for code or governmental regulation compliance, or
possible hazardous materials in or around this building. Further, the adequacy, operability, and
serviceability of the structural, mechanical and electrical systems for this building, unless otherwise noted
herein, are outside the scope of this investigation.
OBSERVATIONS
At the time of my visit, a newly constructed egress staircase was observed along the south end of the east
(rear) foundation wall of the building. The staircase was observed to be constructed with cast -in-place
concrete steps, supported by the ground surface below the staircase, reportedly reinforced with #4 rebar at
12 -inches -on -center, each way and single #4 horizontal rebar along the step locations_ Concrete wing
walls / counterfort walls were observed to have been constructed along the perimeter of the concrete
staircase. It is my understanding that the wing walls were supported onto an 18 -inch wide footing that is
assumed to be reinforced in accordance with the current building code. It is also my understanding that
the wing walls were reinforced in accordance with the current building code with #4 horizontal and
vertical rebar at 12 -inches -on -center, each way, drilled and epoxied into the existing foundation wall with
#4 rebar, tied to the horizontal rebar within the wing walls. Reinforcement placement could not be
observed at the time of my visit; however, no signs of distress was observed during my investigation.
Given the available information concerning the construction of the egress staircase along the rear
foundation wall of the building, no structural integrity concerns were observed at the time of my visit and
no structural safety concerns were found concerning the construction of the egress staircase, that would
affect the structural integrity of the building.
