THIS DEED, dated ~~LUJ= ~, 2014, is between Fern Lucille REQUIRED
Clement, sole heir at law ofC ara M. West, deceased of the County of Jefferson CITY OF WHEAT RIDGE IS
and State of Colorado, ("Grantor"), and the City of Wheat Ridge, Colorado, a EXEMPT
home rule municipal corporation, whose address is 7500 W. 291h Avenue, Wheat
Ridge, CO 80033 ("Grantee"):
WITNESS, that the Grantor, for and in consideration of the sum of FIVE HUNDRED EIGHTY FIVE AND NO
DOLLARS ($585.00), the receipt and sufficiency of which is hereby acknowledged, has granted, bargained, sold and
conveyed, and by these presents does grant, bargain, sell, convey and confirm unto the grantee, its successors and assigns
forever, all the real property, together with improvements, if any, situate, lying and being in the County of Jefferson and
State of Colorado, described as follows:

TOGETHER with all and singular the hereditaments and appurtenances thereunto belonging, or in anywise
appertaining, the reversion and reversions, remainder and remainders, rents, issues and profits thereof, and all the estate,
right, title, interest, claim and demand whatsoever of the Grantor, either in law or equity, of, in and to the above bargained
premises, with the hereditaments and appurtenances.
TO HAVE AND TO HOLD the said premises above bargained and described, with the appurtenances, unto the
Grantee, its successors and assigns forever. The Grantor covenants, grants, bargains, and agrees to and with the Grantee,
its successors and assigns, that at the time of the ensealing and delivery of these presents, it is well seized of the premises
above conveyed, has good, sure, perfect, absolute and indefeasible estate of inheritance, in law, in fee simple, and has
good right, full power and lawful authority to grant, bargain, sell and convey the same in manner and form as aforesaid,
and that the same are free and clear from all former and other grants, bargains, sales, liens, taxes, assessments,
encumbrances and restrictions of whatever kind or nature soever, except for all matters of record.
The Grantor shall and will WARRANT AND FOREVER DEFEND the above bargained premises in the quiet and
peaceable possession of the Grantee, its successors and assigns, against all and every person or persons lawfully claiming
the whole or any part thereof, except for all matters of record.
IN WITNESS WHEREOF, the Grantor has executed this deed on the date set forth above.

LEGAL DESCRIPTION
A tract or parcel of land No. RW-4 of the Department of Transportation, State of Colorado,
Project Code 18583, Project Number STU 391A-008, containing 65 square feet (0.002 acres), more or
less, in the NW ~of Section 27, Township 3 South, Range 69 West,. of the 6th Principal Meridian,
Jefferson County, Colorado, said tract or parcel being more pruticularly described as follows :
BEGINNING at the Northeast corner of Parcel 153 established by Project U 044-1(3) Section 2,
also being a point on the South line of Hill haven Subdivision as recorded in the Clerk and Recorder's
office of Jefferson County, State of Colorado, Reception No. 51503097, whence the West~ Corner of
Section 27, being a 3 ~"brass cap stamped "City of Wheat Ridge LS 13212", bears S03°30'47"W, a
distance o£692.89 feet;
1. Thence N6r29'22"E along the South line of said Hillhaven Subdivision a distance of2.15 feet; .
2.. Thence depruting said south line and parallel with the West line of the NW ~of section 27
S00°12'38"E a distance of32.37feet to the South line of Rocky Mountain Ditch as established by
Project U 044-1(3) of the Colorado Dept. of Transportation;
3. Thence S66°43'40"W along the South line of said Rocky Mountain Ditch a distance of2.17 feet
to a point on the east line of said Parcel 153;
4. Thence N00°12'38"W, along the east line of said Pru·cel153, parallel with the West line of the
Northwest~ of section 27, a distance of32.40 feet to the POINT OF BEGINNING.
The above described parcel contains 65 square feet (0.002 acres), more or less.
Basis of Bearings: All bearings are based on the Colorado State Plane NAD83/92 Central Zone
0502 having a grid bearing ofN00°12'38"W along the West line of the Northwest Qua1ter of Section 27,
Township 3 South, Range 69 West of the 6111 Principal Meridian. Said line is monumented at the West
Quarter Corner by a recpvered 3 W"' Brass Cap in a monument box at the intersection of West 32nd
Avenue and Kipling Street (Stamped-City of Wheat Ridge LS13212) and at the Northwest corner of
Section 27 by a recovered 3W' Brass Cap in a monument box at the intersection of West 38th Avenue and
Kipling Street (Stamped-City of Wheat Ridge LS 13212). The survey data was obtained from a Global
Positioning System (GPS) Survey based on the City of Wheat Ridge Survey Control Network.
