In accordance with the Building Division's document retention policy, the associated plans and/or other documents are scheduled for disposal. We are writing to offer you an opportunity to retrieve those approved plans and/or documents prior to their disposal by the Building Division. The plans and/or documents are available for retrieval for a period of 20 working days (4 weeks) from the date of this letter and must be retrieved in person at the Building Division offices. This letter must be presented at the time of retrieval of the plans and/or documents. Plans and/or documents available for retrieval CANNOT be mailed and plans and/or documents will NOT be available for retrieval after the expiration of the retrieval period. The following are general requirements for sanitary sewer service. The subject lot is entirely within the service and boundary area of the Wheat Ridge Sanitation District. Treatment of sewage generated within the Wheat Ridge Sanitation District is provided by Metro Wastewater Reclamation District. Existing District Sanitary Sewer Mainline(s) Wheat Ridge Sanitation District has the following sanitary sewer mains adjacent to the proposed property: • 8 -inch mainline running east to west, north of the referenced property within W. 35th Ave. It appears the property may be serviced by gravity flow; however, the homeowner/developer is responsible for determining depths of the existing sanitary sewer main to verify if gravity flow is feasible or if a private individual sewage ejector (lift station) is required. The issuance of a sewer tap permit by the District does not in any way guarantee that the property can be served by gravity flow. It appears from the plans that there is a separate studio on the property which is understood to be connected by rooftop to the main residence, so it is considered a single building. Following discussions with the Wheat Ridge Water District, it has been determined that a single %" water meter will service both units. As such, a single 4 -inch diameter sanitary sewer service can service both units. The basis for the determination is that the studio has bathroom fixtures only without a kitchen and therefor is not considered a separate living unit. Appropriate tap fees will apply. Costs The amount of the sanitary sewer tap fees will be based on one single family residential equivalence (SFRE). The following tap fees are subject to modification depending on connection timing. The 2016 tap fee for one residential SFRE units is $7,370.00 plus a $100.00 inspection fee. Fees must be paid to the District office prior to connection to the District main. All costs involved are to be deposited in advance— engineering, reviews, design, construction, observation and inspections — are the responsibility of the Owner/Developer at the then current rate fee structure. A minimum 72 -hour notice prior to construction is required following District receipt of all fees. These fee amounts can be paid directly to the District Office prior to connection, payable to Wheat Ridge Sanitation District, which also collects Metro Wastewater's "connection fees". CRE DESIGN ENGINEERING INC. SUBSURFACE INVESTIGATION PROJECT NO: 14-6200 1. INTRODUCTION CRE Design Engineering has completed a site investigation for the subject property at the request of Dan Jimenez. Site investigation results and geotechnical recommendations are included to comply with local requirements and present an appropriate foundation for this site. 2. GENERAL FINDINGS Subsurface conditions and select laboratory test results are presented below: BH 1: (0-1 ft) TOP SOIL, clay, dark brown. (1-7 ft) SM SAND, silty, loose, moist, brown. (7-12 ft) SC SAND, clay, medium dense, wet, brown. (12-25 ft) CHS CLAYSTONE, sandy, hard, wet, dark brown to yellow brown. The 13 ft sample showed a swell of 1.5% when wetted with a 500 psf surcharge load. Depth of BH 1 was approximately 25 feet. BH 2: (0-8 ft) SC SAND, very clayey, stiff, moist. The 3 ft sample showed a swell of 1.4% when wetted with a 500 psf surcharge load. (8-24 ft) CHS CLAYSTONE, sandy, weathered to hard, very moist to wet, dark brown to yellow brown. The 8 ft sample showed a swell of 0.8% when wetted with a 500 psf surcharge load. Depth of BH 2 was approximately 24 feet. Ground water was encountered during drilling at 10 ft below existing grade. The water level was checked 24 to 48 hrs later and found at a depth of 9 ft. 3. FOUNDATION RECOMMENDATIONS Foundation recommendations in this report are made based on information available to CRE at the time of this report. This information may include but is not limited to foundation elevations, the location of the structure, results from this investigation, experience with similar soils and bedrock formations, and structural loads. CRE DESIGN ENGINEERING INC. SUBSURFACE INVESTIGATION PROJECT NO: 14-6200 Soil and rock are visually logged during drilling by CRE Design Engineering personnel. Logs include soil and rock classification, density/consistency or hardness, weathering, moisture conditions, color, and other observations that may impact the design or construction. Changes in soil/rock types and properties are noted along with groundwater conditions encountered during drilling. The driller collects soil samples from different depths to determine subsurface conditions and properties. A 2 -inch O.D. brass liner inside of a solid barrel sampler is used to retrieve the samples. The sample barrel is driven into the ground by a 140 pound hammer free falling 30 inches. Drill cuttings and bulk samples may also be collected where liner samples are not retrieved. Samples are then delivered to the laboratory for testing and analysis. Laboratory testing may consist of moisture content, dry density, swell or consolidation potential, and particle size distribution. Non -cohesive or highly granular samples are not typically tested for swell or consolidation potential. The project engineer then reviews field logs and laboratory test results. Subsurface conditions presented in the report represent the results of this investigation based upon drilling, observations, laboratory testing, as well as our experience in the vicinity of the project. Investigations performed on nearby sites may have been considered in these results. 6. SUBSURFACE CONDITIONS A summary of laboratory analysis, boring logs, and laboratory test results are included in Appendices B, C, and D and present specific subsurface conditions and property information. 7. SLAB RECOMMENDATIONS The Slab Performance Risk at this site is judged to be 'Low' (less than 3% swell with a 500 psf surcharge). These soils may be suitable for the construction of slabs. It must be understood however, that the risk of slab movement does exist. Changes in the water content of these soils may cause the soil to swell or shrink which may cause movement or cracking of slabs. If some movement of a concrete floor slab on grade is not acceptable, finished room areas should be constructed utilizing a structural floor system over a crawl space. 3 CRE DESIGN ENGINEERING INC. SUBSURFACE INVESTIGATION PROJECT NO: 14-6200 construction. The top one foot of the backfill material should be relatively impervious. All walls over 4 feet high should have floor systems in place or be well braced prior to backfill process to prevent damage from lateral pressure. The method of controlled puddling or flooding the backfill zone should not be used. 90.SURFACE DRAINAGE The area surrounding the structure should be graded so as to provide adequate drainage away from the structure. This is typically accomplished by utilizing a 10 percent (12 inches in 10 feet) slope down and away from the foundation. Low spots should be filled in order to prevent accumulation and ponding of water near the structure. Surface water running toward the structures from up slope areas should be diverted around and away from the structures by means of drainage swales or other similar measures. Decorative edging should be constructed to allow water to flow through, around or under the edging and not so as to cause damming of water behind the edging. Sprinkler systems should be constructed so as to keep the area within 5 feet of the structure as dry as possible. Sprinkler heads or other irrigation components should not be placed in, nor should they release water into, the area that is within 5 feet of the structure. Downspouts and sill cocks must terminate outside of the backfill area of the structure and a minimum of 6 feet from the structure. Downspouts and sill cocks should discharge into splash blocks that extend well beyond the limits of the backfill. The use of long downspout extensions in-place of splash blocks is advisable. The owner is encouraged to read A Guide to Swelling Soils for Colorado Homebuyers and Homeowners, Special Publication No. 43, available from the Colorado Geological Survey. Recommendations contained in the report are also applicable for prevention of settlement due to wetting of support soils. See the attached graphical representation of some of the above.
