1. This permit was issued based on the information provided in the permit application and accompanying plans and specifications and is

2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and maybe subject to a fee equal to one-half of the originalpermit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees and procedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building Official and is not guaranteed.

1. For the purposes of this floodplain permit, the trailers will be considered to be manufactured homes
and shall meet all the floodplain requirements related to manufactured homes found in Section 26-
806.D.12.
2. The finished floor of the trailers must be at least 4' above the existing ground elevation to ensure that
it is at least 1' above the BFE as required in Section 26-806.D.1.
3. The area beneath the trailers must remain open or the enclosures must meet the requirements for
openings in Section 26-806.D.16.
4. All materials, utilities, etc. below the trailers must meet the requirements of 26-806.D.5. and 7.
5. Hazardous materials are not allowed as prohibited in Section 26-806.C.
6. This permit is temporary for a period of 6 months from the date of issue.
The above referenced sections of the City Code are included below for reference.
• Sec. 26-806. - Special flood hazard area regulations.
C. Prohibited uses hazardous materials. The storage or processing of materials that are buoyant,
flammable, or explosive, or any hazardous liquid or soluble matter which in times of flooding could
be injurious to human, animal, or plant life shall be prohibited within the SFHA.
D. Development standards. The following regulations shall apply to all permitted development and uses
within the SFHA:
1. All new structures which are walled and roofed and greater than one hundred twenty (120)
square feet in size must be elevated one (1) foot above the base flood elevation.
5. All new construction, substantial improvements, and fences shall be constructed with materials
and utility equipment resistant to flood damage.
7. Electrical, heating, ventilation, plumbing, and air conditioning equipment and other service
facilities shall be designed and/or located so as to prevent water from entering or accumulating
within the components during conditions of flooding.
12. All manufactured homes to be placed within the SFHA must be elevated and anchored to resist
flotation, collapse, or lateral movement and capable of resisting the hydrostatic and
hydrodynamic loads created by the 100 -year flood. Methods of anchoring may include, but are
not limited to, use of over -the -top and frame ties to ground anchors. Specific requirements may
be:
a. Over -the -top ties shall be provided at each of the four (4) corners of the manufactured home,
with two (2) additional ties per side at intermediate locations and manufactured homes less
than fifty (50) feet long requiring one (1) additional tie per side;
b. Frame ties shall be provided at each corner of the home, with five (5) additional ties per side
at intermediate points and manufactured homes less than fifty (50) feet long requiring four
(4) additional ties per side;
c. All components of the anchoring system shall be capable of carrying a force of four thousand
eight hundred (4,800) pounds; and
16. Enclosures. New construction and substantial improvements, with fully enclosed areas below the
lowest floor that are usable solely for parking of vehicles, building access, or storage in an area
other than a basement and which are subject to flooding shall be designed to automatically
equalize hydrostatic flood forces on exterior walls by allowing for the entry and exit of
floodwaters.
Designs for meeting this requirement must either be certified by a registered Colorado Professional
Engineer or architect or meet or exceed the following minimum criteria:
a. A minimum of two (2) openings having a total net area of not less than one (1) square inch
for every square foot of enclosed area subject to flooding shall be provided.
b. The bottom of all openings shall be no higher than one (1) foot above grade.
c. Openings may be equipped with screens, louvers, valves, or other coverings or devices
provided that they permit the automatic entry and exit of floodwaters.

LEASE AGREEMENT
LEASE AGREEMENT, made between ARVEX PROPERTIES, INC., 6205 W. 52nd Avenue, Arvada,
Colorado 80002 (Landlord) and HAMILTON CONSTRUCTION COMPANY 607 10TH Street, Suite 200,
Golden Co 80401 (Tenant).
For good consideration it is agreed between the parties as follows:
Landlord hereby leases and rents to Tenant the premises described as follows:
7950 W. 48TH AVENUE, WHEATRIDGE, COLORADO
The area of land pertaining to this lease is approximately ? square feet and is for the
specific purpose of truck and trailer parking and storage.
2. This lease shall be for a period of 6 months commencing on 9-13-2016 and ending on 3-13-2017.
All rent for this period will be paid in advance. Any extensions of time beyond that stated above
will be negotiated between the Landlord and Tenant.
3. Tenant shall pay Landlord the rent of $1,000.00 per month. All rents are due in advance and are
payable on the 1 sc day of each month. First and last months rent is due upon signing of lease.
4. Tenant shall provide and pay for any and all of it's own utilities.
5. Tenant further agrees that:
a) Property has been inspected and is in good clean condition. Upon the expiration of the lease,
Tenant will return possession of the leased premises in its present condition. Tenant shall commit
no waste to the leased premises. Tenant also agrees to correct and pay for any damage it would
create on the premises.
b) Tenant shall not assign or sub -let or allow any other person to occupy the leased premises without
Landlord's prior written consent.
C) Tenant shall not make any material or structural alterations to the leased premises without
Landlord's prior written consent.
d) Tenant shall comply with all building, zoning and health codes and other applicable laws for said
leased premises.
e) Tenant shall not conduct a business on the property that would be deemed a hazard or nuisance.
Tenant warrants that the property will be used only as a truck and trailer storage facility.
f) Tenant shall provide Landlord with a certificate of insurance showing ARVEX Properties, Inc.
and Arvada Excavating Co., Inc. as additional insured.
g) Tenant agrees to hold ARVEX Properties, Inc., Arvada Excavating Co., Inc. and any owners,
officers or employees of these companies harmless for any and all claims arising out of the
Tenant's use of the property.
