acknowledged, does hereby grant, bargain, sell, and convey unto the City of Wheat Ridge, a municipal
corporation in the State of Colorado, whose address is 7500 West 29th Avenue, Wheat Ridge, County of
Jefferson, State of Colorado, 80033, the following real property situate, lying and being in the City of
Wheat Ridge, County of Jefferson, State of Colorado, to wit:

Said tract contains 1,200 square feet (0.0275 acres) more or less.
Said tract to be used as: Public Right-of-Way
With all its appurtenances, and warrant the title to the same against all persons claiming to hold title
by, through, or under the grantor hereunder, subject to (i) visible and apparent easements not ap-
pearing of record, (ii) any discrepancies, conflicts, or shortages in area or boundary lines or any
encroachments or any overlapping of improvements which a current survey would show, and (iii)
interests, easements, rights of way and restrictions of record, if any.
