Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) requires an approved inspection
prior to installation of ANY roof coverings and is require on the entire roof when spaced
or board sheathing with ANY gap exceeding one half inch exists. Asphalt shingles are
required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and
water shield is required. Eave and rake metal is required. A ladder extending 3 feet above
the roof eave and secured in place is required to be provided for all roof inspections.
Roof ventilation is required to comply with applicable codes and/or manufacturer
installation instructions, whichever is more stringent. In order to pass a final inspection
of elastomeric or similar type roof coverings, a letter of inspection and approval from the
manufacturer technical representative stating that "the application of the roof at (project
address) has been applied in accordance with the installation instruction for (roof
material brand name) roof covering" is required to be on site at the time of final
inspection.

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received. YOU WILL BE CONTACTED WHEN YOUR PERMIT
IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE AND TIME
WINDOW TO COMPLETE THE TRANSACTION. You will be notified if your
contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit. Permits are currently being
processed within 5 business days, subject to change based on volume.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

Removal of Existing Roofing Material:
1. Remove existing 32.44SQ. of asphalt 3 -tab/ wood shake/ laminate roof material.
2. Removal of all old vents, pipe jack flashings, step flashing and drip edge.
Decking:
1. Inspect existing OSB sheathing decking material.
Underlayment:
1. Install (1) row of ice & water shield at all existing roof valleys or potential dead valleys.
2. Install ice & water shield 2'-0" inside interior wall at all eaves per municipal code.
3. Install double overlapping layer of felt for 2-4/12 low slope roof pitches per municipal
code.
4. Remove & replace existing felt roof underlayment with new synthetic underlayment.
Shingles:
1. Install 36.33 SQ. of new 30 -year asphalt laminate roof material. This shingle is installed
with a 6 -nail pattern for high wind locations for a wind warranty of 110/130 mph. Color:
Match existing or per Homeowner.
2. Remove & replace new ridge and hip shingles entirety of roof ridgelines.
Additional Components:
1. Install ice & water shield at all eaves 2'-0" inside perimeter wall per municipal code.
2. Detach & reset (3) existing satellite dish. Should the dish be an HD dish, Homeowner is
responsible for contacting Provider and scheduling for the dish to be reset.

Roof Ventilation:
— 1. Remove & replace (5) new turtle vents for attic ventilation.
Vent to be pre -finished to match roof color. NLE may recommend additional vents if
needed to meet municipal code requirement for proper attic ventilation.
2. Remove & replace/ install shingle -over ridge vent at all appropriate ridges the entirety of
roof ridgelines.
Roof Penetrations:
3. Remove & replace (5) new turtle vents for attic ventilation. Vent to be pre -finished to
match roof color.
4. Remove & replace (9) existing 3 -int pipe bootjack. Paint to match roof color.
S. Install collar of ice & water shield at all roof penetrations.
Flashings:
1. Install new 2"x4" pre -finished drip edge at all rake and eave locations at perimeter of roof.
Color: Match existing fascia color or per Homeowner.
2. Remove & replace all step flashings where roof meets siding with ice & water shield also
installed behind the step flashing. These areas typically include 2114 stories, dormers and
chimneys.
3. Install ice & water shield behind the existing headwall flashing at any 2174 story location.
Gutters:
1. Gutters to remain. Homeowner may still replace the gutters per the insurance report but is
not sure at this time.
Trash:
1. There will be daily clean up on site at the end of the day using tarps and magnetic rollers
along with proper overnight material storage if necessary.
2. Dispose of all debris as needed at onsite receptacle provide by NLE. This will be a dump
truck or trailer that is placed in the driveway first thing in the morning during the first day
of the construction process.
3. Any leftover materials are the property of NLE. At the conclusion of the project, these
materials may be stacked out of the way and will be picked up in a timely manner by NLE
crew member.

Exclusions/ Change Orders:
1. This estimate does not include building permit. Exact amount
not known until the permit is pulled. NLE responsible for all
needed inspections and providing documentation to
Homeowner.
1. Northern Lights Exteriors guarantees all measurements and material take -off
quantities used in this bid. Any additional materials or items needed to complete the
project due to mis-measures or oversight are the responsibility of NLE.
2. All bids do not include any unforeseen conditions discovered during demolition that were
unknown at time of bidding. Northern Lights Exteriors is not responsible for these
unknown conditions.
3. Any unforeseen changes needed because of these conditions or changes from the original
scope at the request of the Homeowner will be performed at a reasonable expense of the
Homeowner.
4. This may include but may not be limited to typical items such as removal of an additional
layers of felt or shingles hidden under drip edge or the replacement of existing damaged
sheathing.
5. Photo documentation will also be provided to Homeowner of these conditions.
6. Should extra layers of felt be found, they will be removed and Homeowner charged $10.00
per SQ.
7. Should extra layers of shingles be found, they will be removed and charged at $25.00 per
SQ.
8. Should the home have open soffits, NLE will use 7/8" nails, which are the shortest available
to install the new shingles. However, there may be some penetration of the nails through
the bottom open soffit which may be visible. This result is not responsibility of NLE.
9. Should NLE encounter spaced/ open decking, debris may fall into attic areas or garages
during demolition. This result is not responsibility of NLE.
10. When replacing skylights, some debris may fall through the skylight opening and into the
interior of the home. Please move or cover any areas where this may occur.
11. Some slight nail pops or hairline cracks may appear in interior drywall due to age or other
conditions. This result is not responsibility of NLE.
12. There may an additional charge for any special orders or non -stock materials.
Warranty:
1. NLE provides a 5 -year workmanship warranty from the date of installation.
2. Owens Corning provides a 30 -year Manufacturer warranty which is non -prorated for the
first 10 years then depreciates after that. The warranty is transferrable one time.

This document, including the terms and conditions below, and any agreement executed in writing,
pursuant thereto, between NORTHERN LIGHTS EXTERIORS (the "Company") and the property
owner(s) or property owner's representative (s), hereby referred to as the "customer, are subject
to the law in effect in the State in which it has been signed and executed.
ANY REPRESENTATION, STATEMENT, OR OTHER COMMUNICATIONS NOT WRITTEN IN THIS
AGREEMENT, OR MADE IN WRITING PURSUANT THERETO, ARE AGREED TO BE INVALID,
AND NOT RELIED ON B EITHER PARTY AND, DO NOT SURVIVE THE EXECUTION OF THIS
AGREEMENT.
This agreement is subject to the credit and pricing approval of the management of Northern Lights
Exteriors.
50% Payment is due on the day of the signing of the contract. Remainder of Payment is due for
the agreement with completion of Roofing trade. The "Customer" shall agree to pay the total
balance due, less 10% as hold -back until any subsequent punch list is completed. CITY
INSPECTION DOES NOT CONSTITUTE A HOLD BACK OF 10%.
Should default be made in payment of this agreement, a lien will be placed on property and
charges will be added from the date of substantial completion at the maximum allowed by law. If
placed in the hands of an attorney for collection, the "Customer" will pay all attorney and legal
fees. Colorado: Any person or company supplying labor or materials for this improvement to your
property may file a lien against your property if that person or company is not paid for their
contributions.
The "Company" and the "Customer" agree to settle all disputes in accordance with the laws of
Colorado and the county in which the agreement is executed.
The full amount of all money as specified by an agreed price, does not include any extras such as
carpentry repairs, or any other repairs not specified, and not covered by the 'Roofing Scope of
Work Agreement", that is necessary to complete the repair process as required by local building
codes, and building officials, or to satisfy cosmetically, the "Customer".
If the "Customer" chooses not to pay for a part of the scope of that agreement, an individual line

item or a trade, the "Customer" releases the "Company' of its
obligations for the performance of that component with regard to
the integrity of the building system as a whole.
The "Company' will not be responsible for damage below the roof due to leaks caused by
excessive wind greater than 75mph, ice damming or hail, at any time during the construction
process, or the warranty period.
The "Company' will not be responsible for slight scratching and denting of gutters, oil droplets in
driveways, hairline fractures in concrete, flowers, or minor broken branches on plants and
shrubbery due to the nature of our business some minor issues may arise due to large amount of
work that is needed to be completed.
This agreement cannot be canceled once negotiations begin with your insurance company, and/or,
permit or material is delivered to your job -site without written mutual agreement of both parties.
If this agreement is canceled by the customer later than three (3) days from execution, "Customer"
agrees to pay to the "Company' 25% of the agreement price for: 1) Consulting Services Rendered,
or 2) Liquidating fees. If materials have to be returned due to this cancellation, the "Customer"
agrees to pay an additional fee of 25% for re -stocking fees.
The "Company' reserves the right to supplement the "Customer" for increases from the "Full
Scope of Work", and or, documented price increases. "Customer" agrees to allow these
supplements to be paid directly to "Company".
All excess materials remain the property of the "Company'
If any provisions of this agreement should be held invalid or unenforceable, the validity and
enforceability of the remaining provisions shall not be affected thereby.
WARRANTY OUR STANDARD WORKMANSHIP WARRANTY IS FOR FIVE (S) YEARS. IN
ADDITION, WE WILL PROVIDE YOU A WRITTEN WARRANTY UPON RECEIPT AND
VERIFICATION OF YOUR PAYMENT IN FULL FOR THIS AGREEMENT. COPIES ARE AVAILABLE
FOR YOUR PERUSAL.
We will not honor our warranty on agreements that are not paid in full.

missing siding. No pieces of current siding will be remved/replaced. This is only for the

Flashings:
1. Re -flash to Manufacturer's specifications on all areas that flashing is necessary. All
flashings will follow local municipal codes or default to IRC. They will also meet standards
set forth by the Manufacturer's specs and best practices to retain all warranties.

1. There will be daily clean up on site at the end of the day using tarps and magnetic rollers
along with proper overnight material storage.
2. Dispose of all debris as needed at onsite receptacle provide by homeowner.
3. Any leftover materials and paint is the property of NLE. At the conclusion of the project, all
materials, port -a -john and dumpster will be picked up in a timely manner.
4. If the Homeowner wants any of the leftover materials or paint, it can be purchased at a
reasonable cost.
S. At the conclusion of construction activities, the Homeowner can use the remaining space in
the provided dumpster for removal of personal items. However, these items cannot
include any paint, refrigerants or televisions.
Permits:
1. Per homeowner, there is no permit required for this project because homeowner has a
general permit for the restoration of the home.
Exclusions/ Change Orders:
1. Northern Lights Exteriors guarantees all measurements and material take -off quantities
used in this bid. Any additional materials or items needed to complete the project due to
mis-measures or oversight are the responsibility of NLE.
2. All bids do not include any unforeseen conditions discovered during demolition that were
unknown at time of bidding. Northern Lights Exteriors is not responsible for these
unknown conditions. This may include but may not be limited to typical items such as
removal of an additional layer of siding, replacement of existing sheathing an addition of
sub -fascia and soffit blocking.
3. Any unforeseen changes needed because of these conditions or changes from the original
scope at the request of the Homeowner will be performed at a reasonable expense of the
Homeowner.
4. There may an additional charge for any special orders or non -stock materials.
Warranty:
1. NLE provides a 5 -year workmanship warranty from the date of installation.
2. James Hardie provides a 15 -year Manufacturer warranty on cracking, peeling of paint on all
Color Plus pre -finished material.
3. James Hardie provides a 30 -year Manufacturer warranty on all fiber cement substrate
material.

Payment Schedule:
1. Payment Terms: 25% due at contract signing and 25% due at project start date. Balance

This document, including the terms and conditions below, and any agreement executed in writing,
pursuant thereto, between NORTHERN LIGHTS EXTERIORS (the "Company") and the property
owner(s) or property owner's representative(s), hereby referred to as the "customer, are subject
to the law in effect in the State in which it has been signed and executed.
ANY REPRESENTATION, STATEMENT, OR OTHER COMMUNICATIONS NOT WRITTEN IN THIS
AGREEMENT, OR MADE IN WRITING PURSUANT THERETO, ARE AGREED TO BE INVALID,
AND NOT RELIED ON B EITHER PARTY AND, DO NOT SURVIVE THE EXECUTION OF THIS
AGREEMENT.
This agreement is subject to the credit and pricing approval of the management of Northern Lights
Exteriors.
Payment is only due for materials when delivered on Cash Jobs. Payment is due for the remainder
of the agreement with completion of each individual trade, including applicable overhead & profit,
such as: Roofing, Siding & Trim, Gutters, Awnings & Carports, Interior Repairs, Punch list. In the
event a final inspection is required before the "Customer" chooses to pay the "Customer" shall
agree to pay the total balance due, less 10% as hold -back until the final inspection and any
subsequent punch list is completed.
Should default be made in payment of this agreement, a lien will be placed on property and
charges will be added from the date of substantial completion at the maximum allowed by law. If
placed in the hands of an attorney for collection, the "Customer" will pay all attorney and legal
fees. Colorado: Any person or company supplying labor or materials for this improvement to your
property may file a lien against your property if that person or company is not paid for their
contributions.
The "Company" and the "Customer" agree to settle all disputes in accordance with the laws of
Colorado and the county in which the agreement is executed.
The full amount of all money as specified by an agreed price, or as specified by "Full Scope of
Insurance Proceeds" does not include any extras such as carpentry repairs, or any other repairs
not specified, and not covered b the "Full Scope of Insurance Proceeds", that is necessary to
complete the repair process as required by local building codes, and building officials, or to satisfy
cosmetically, the "Customer".
If the "Customer" chooses not to pay for a part of the scope of that agreement, an individual line
item or a trade, the "Customer" releases the "Company" of its obligations for the performance of
that component with regard to the integrity of the building system as a whole.

The "Company' will not be responsible for damage below the roof due to leaks caused by
excessive wind greater than 55mph, ice damming or hail, at any time during the construction
process, or the warranty period.
The "Company' will not be responsible for slight scratching and denting of gutters, oil droplets in
driveways, hairline fractures in concrete, flowers, or minor broken branches on plants and
shrubbery.
This agreement cannot be canceled once negotiations begin with your insurance company, and/or,
permit or material is delivered to your job -site without written mutual agreement of both parties.
If this agreement is canceled by the customer later than three (3) days from execution, "Customer"
agrees to pay to the "Company" 25% of the agreement price for: 1) Consulting Services Rendered,
or 2) Liquidating fees. If materials have to be returned due to this cancellation, the "Customer"
agrees to pay an additional fee of 25% for re -stocking fees.
The "Company' reserves the right to supplement the Insurance Company for increases in the "Full
Scope of Work", and or, documented price increases. "Customer" agrees to allow these
supplements to be paid directly to "Company'.
All excess materials remain the property of the "Company'.
"Full Scope of Insurance Proceeds" shall be defined as the full price for repairs and replacements
allowed by the insurance company.
If any provisions of this agreement should be held invalid or unenforceable, the validity and
enforceability of the remaining provisions shall not be affected thereby.
WARRANTY OUR STANDARD WORKMANSHIP WARRANTY IS FOR FIVE (5) YEARS. IN
ADDITION, WE WILL PROVIDE YOU A WRITTEN WARRANTY UPON RECEIPT AND
VERIFICATION OF YOUR PAYMENT IN FULL FOR THIS AGREEMENT. COPIES ARE AVAILABLE
FOR YOUR PERUSAL.
We will not honor our warranty on agreements that are not paid in full.
