Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.

Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

NOTICE
THE CONTRACT ON THE FACE HEREOF AND ANY AGREEMENT MADE PURSUANT THERE TO BETWEEN DILIGENT ROOFING INC.
INC. ("COMPANY") AND HOMEOWNER WILL BE SUBJECT TO ALL APPROPRIATE LAWS, REGULATIONS AND ORDINANCES AND TO THE
FOLLOWING SPECIAL TERMS AND CONDITIONS
ADDITIONAL TERMS AND CONDITIONS
1. All contracts subject to approval of Management & our Credit Department without exception.
2. ALL CHECKS FOR PAYMENT MUST BE MADE PAYABLE TO DILIGENT ROOFING INC. THERE WILL BE NO EXCEPTIONS. HOMEOWNER WILL REMAIN LIABLE TO
DILIGENT ROOFING INC. FOR PAYMENT OF THIS CONTRACT IF CHECK IS MADE OUT TO ANY OTHER ENTITY OR PERSON.
3. Deposit: If Homeowner intends to pay for the services of Company using the proceeds of a claim made under his or her property and casualty insurance policy. the entire deposit must
be paid to Company within three (3) days of receipt of such proceeds. The entire amount of the first insurance check or "actual cash value " check, must be paid before work commences
4. Cancellation: Homeowner has a right to rescind this Contract pursuant to C.R.S. £6-22-104. Within 72 hours of entering this Contract. Homeowner may rescind the Agreement and
obtain a full refund of his or her deposit.
5. Use of Proceeds of Insurance Policy: If Homeowner plans to use the proceeds of a property and casualty insurance policy issued pursuant to Part 1 of Article 4 of Title 10,C.R.S. to
pay for the roofing work. Company acknowledges that -under C.R.S. £6-22-105 --it cannot pay, waive, rebate, or promise to pay, waive or rebate all or part of any insurance deductible
applicable to the insurance claim for payment for roofing work on the covered residential property.
6. Liability Coverage Insurer. In accordance with C.R.S. £6-22-103(e) Diligent Roofing Inc. identifies its liability coverage insurer as follows

7. Homeowner further agrees that the equity in this property is security for the contract.
8. Company shall not be liable for failure of performances due to labor controversies, fire, weather, inability to obtain material from usual sources, Acts of God or any other circumstances
beyond the control of Company.
9. Should default be made in payment of this Contract, charges shall be added from date thereof at a rate of one and one half percent per month (18% per annum) with a minimum
charge of $2.00 per month, and if placed in the hands of an attorney for collection, all reasonable attorney's fees and legal filing fees shall be paid by Homeowner accepting said contract
10. If this Contract is cancelled by the customer later than three (3) days from execution, the Homeowner shall be liable to Company for ten(10) percent of the contract price as liquidated
damages as reasonable and just compensation for labor, time and expenses incurred in Company's performance of the contract.
11. If material must be reordered or restocked because of a cancellation of this agreement by Company, Homeowner will be assessed a restocking fee equal to fifteen (15) percent of the
contract price to cover Company's cost of such reordering and/or restocking.
12. Replacement of deteriorated decking, roof jacks, ventilators, flashing, or other materials, unless otherwise stated in this Contract are not included and will be charged as an extra on a
time and material basis.
13. Company's Limited Warranty does not cover damage to roofs caused by lightning, fire, hale force winds (50MPH) hurricane tornado, hailstorm, impact of foreign object or other
violent storm casualty, or damage of roofs due to settlement, distortion, failure/cracking of the roof deck, walls or foundation of a building.
14. Company not responsible for an damage below the roof due to leaks by excessive wind, ice or hail during he period of the warranty. The Company's warranty covers roof only.
15. Company will not be held liable for any structural movement, setting cracks in dry -wall cracking or breaking of driveway during the roofing or loading processes minor scratching or
denting of rain gutters, nail pops;, oil droplets or televisions/electronics.
16. All pictures, wall hangings, lights collectable, televisions, etc. both indoors & out MUST be secured by Homeowner, Any damage to personal items during installation is not the
responsibility of Company. Company will also not be responsible for nail damage to tires, pets, etc. Pets should not be left unattended during installation.
17. Any alteration or deviation from specifications involving extra cost will be executed only upon written orders, and will become an extra charge over and above the estimate
18. This Contract and labor warranty shall not be assigned and are nontransferable unless specified in writing and agreed to by Company.
19. If Homeowner fails to fully satisfy the amount of compensation owned under the Contract within a reasonable time, then the labor warranty is revoked without any further action by
company.
20. This document constitutes the entire agreement of the parties: and no other understanding, collateral or other wise, shall be binding unless in writing and signed b both parties.
21. Company reserves the right to order excess materials. All excess materials belong to Company.
22. Company reserves the right to file for supplemental insurance claims if insurance adjustor measurements are used and prove to be incorrect.
23. At no additional cost to the customer, Company reserves the right to file for supplemental insurance claim due to an increase in costs.
24. Homeowner final payment in full shall not be delayed while the city county or appropriate building inspection department to inspect the work.
25. Homeowner acknowledges Company as a General Contractor. As such, Company will be entitled to 10% profit and 10% overhead if approved by Homeowner's insurance Company
as part of the claim.
26. Homeowner's is responsible for Homeowners Association (Covenant approval) of roofing products and color.
27. Company is not responsible for damage to stucco, siding, soffits, and or wall abutment due to flashing and re -roofing.
28. Company will not replace furnace caps.
29. Diligent Roofing Inc. is waived of all liability in regards to damages done to gutters, landscaping, lawns, garden stones, trees, paver stones, propane grills hoses of any kind.
outdoor furniture, and flower pots due to work performed by Diligent Roofing Inc. outlined in this contract.
30. Deductible collected by Diligent roofing Inc. is non refundable if contract is cancelled after three days of signing and insurance company has approved proceeds for work.
31. Any alterations made to the roof after completion not done by the Company will nullify said warranty This includes removal of all Flashings and wall abutments.
32. This agreement is composed of front and back page and all materials and labor incorporated herein by reference and shall be considered the entire agreement by the parties.
