The plat is showing that the internal property line is being moved 6 feet to the north, but at the pre -application meeting with Angela Montgomery, the request was for a 7 -foot adjustment. Please confirm that the currently proposed 6 -foot adjustment is correct. If the adjustment is modified with the next submittal, please provide updated closure sheets and update the lot size dimensions in the graphic and table accordingly. Subdivision Plat 2. In the vicinity map show the subject parcels and label W. 360, Avenue. 3. Combine the Owner's Certificates, so the first sentence reads: We, John J. Nola, Angela E. Montgomery, and Tara M. Jahn, being the owners of real property containing 0.420 acres described as follows: 4. Once combined provide the notary blocks for each owner immediately below. Ensure that one of three signature lines says Tara's name (right now there are two for Angela). See redline. 5. Either change the name of the plat to HIGH COURT SUBDIVISION or, in the Owner's Certificates and Surveyor's Certificate, add "minor" so the name matches. See redline. 6. Coordinates for all section corners, and quarter -section corners, and PHAC points used shall be consistent with the City of Wheat Ridge Current City Datum, and are available on the City website. 2) Show all acreages to four (4) decimal places. 3) Remove all property owner names from adjacent properties. 4) Remove the CROSS ACCESS EASEMENT note. 5) Top margin shall be 1" (min.) to allow for county recording info. 6) Add Revision Block and Case History Block and fill in appropriate information. 7) Add comma behind surveyor's name in the SURVEYOR'S CERTIFICATION block. Plan: Neighborhood Existing Site Conditions: The subject properties are located at 3620 and 3630/40 High Court and involve two parcels. The site at 3620 is owned by the applicant, Angela Montgomery and Tara Jahn. The lot is 6100 square feet and contains a single family home. The property to the north at 3630/40 High Court is owned by Jack Nolan and is 12,200 square feet and contains a duplex. Applicant/Owner Preliminary Proposal: The two properties share a common interior lot line. A fence that was originally constructed by a former owner of 3620 encroaches onto the property at 3630/40. The neighbors have reached a settlement which includes adjusting the interior lot line in order to resolve a dispute about the fence. The lot line is proposed to be moved 7 feet to the north. When a lot line adjustment (LLA) is proposed the resulting lots must meet minimum standards for lot size, width, and setback. Public Works comments: The following items were discussed based on the applicant's proposed development: Subdivision Moving the lot line will require an application for a lot line adjustment plat. A lot line adjustment effectively makes one lot smaller and one lot larger but does not create any new lots. Because only two parcels are involved, the plat will be reviewed administratively. The next step will be to proceed with a land use application. The application fee will be $300. When only two lots are involved in the lot line adjustment, the plat review is an administrative process. An application for the lot line adjustment may be submitted as soon as the 2 -lot minor subdivision plat is prepared by a surveyor who is licensed in the State of Colorado. After a complete application is submitted, a staff planner will be assigned to handle the case. This person is the project manager for the case and will be the contact at the City throughout the entire process. The case manager will review the submittal application for content and the proposal will be referred to affected service agencies (Xcel Energy, water district, sewer district, etc.) and other City agencies (Public Works, Building Division, etc.) for their review and comment for a period of 15 days. After all comments have been received, the case manager will forward those to the applicant. Modifications to the plat document may be required as a result of these comments. This review and comment process can occur more than once. Once all comments have been addressed, a blackline mylar will be submitted to the Community Development Department with appropriate recording fees. Findings will be prepared by the case manager for the Community Development Director who will sign the plat document mylar for recordation.
