The redevelopment associated with the Wells Fargo ATM will not alter existing drainage patterns. The redevelopment results in a decrease in imperviousness within the project disturbed area and, therefore the City will not require water quality measures. See below for a summary of the existing and proposed imperviousness: Estimated Condition o Disturbed Area = 0.35 Acres o Impervious Area = 14,634 Square Feet o Imperviousness= 96% Proposed Condition o Disturbed Area = 0.35 Acres o Impervious Area = 13,566 Square Feet o Imperviousness = 89% Sincerely, Kimley-Horn and Associates, Inc. Fire service will be provided as long as provisions of the International Fire Code, 2012 edition, including amendments, are met in development. The current drive aisle along the north side of the building serves as a fire access lane. This lane must be kept at an unobstructed 20" width. The proposed kiosk does not maintain this minimum width Permits are required from the fire district for core and shell, tenant finish, all work on automatic fire protection systems, all work on automatic fire detection systems, solar photovoltaic systems, radio amplification, underground fire line and for the storage of hazardous materials. WMFPD reserves the right to provide additional comments/requirements at the time when plans are submitted and reviewed per applicable codes and amendments. Please be aware PSCo owns and operates existing overhead electric distribution facilities along Youngfield Street. Bear in mind that per the National Electric Safety Code, a minimum 10 -foot radial clearance must be maintained at all times from all overhead electric facilities including, but not limited to, construction activities and permanent structures. PSCo also has an existing underground electric line to the property transformer along the northerly side of the bank building, and a gas main and gas service lines within the proposed project area. As a safety precaution, PSCo would like to remind the developer to call the Utility Notification Center at 1-800-922-1987 to have all utilities located prior to any construction. PSCo requests that all natural gas and electric facilities be shown on the plans. The property owner/developer/contractor must contact Frank Grady, Right -of -Way Agent at 303-425-3874 in order to secure a PSCo easement to cover the relocated underground electric line and transformer. The property owner/developer/contractor must also contact the Builder's Call Line at 1-800- 628-2121 or https:Hxcelenergy.force.com/FastApp (register so you can track your application) and complete the application process for any new gas or electric service, or modification to existing facilities. Donna George Contract Right of Way Referral Processor Public Service Company of Colorado < !I City of' W heat 1 ic% PUBLIC WORKS Memorandum TO: Meredith Reckert, Senior Planner FROM: Dave Brossman, Development Review Engineer DATE: April 7 2017 SUBJECT: WZ-17-01/Wells Fargo Bank, 3490 Youngfield Street I have completed my review for the request for approval of a Planned Commercial Development Specific Development Plan amendment for the construction of a drive- through banking facility for the Wells Fargo Bank in the Applewood Village Shopping Center received on March 28, 2017, and I have the following comments: 1. The following comments pertain to the proposed modifications to the Youngfield Street entrance: a. Right -of -Way Construction Permit(s)/Licensing: i. ROW Permits. Prior to any construction within the public right-of- way (ROW), the necessary Right -of -Way Construction Permit(s) and respective licensing will need to be submitted for processing by the City. Right -of -Way Construction Permits are issued by the City only after approval of all required documents. ii. Licensing. All work within the public Right -of -Way shall only be performed by a municipally -licensed contractor. iii. Construction. No construction activities within the public Right - of -Way (ROW) shall take place until a ROW Construction Permit has been obtained from the Department of Public Works (303.235.2861). b. ADA -Compliant Sidewalk/Driveway: i. Due to ever changing ADA requirements the City no longer uses its own details for ADA ramps or driveways and instead adheres to the CDOT M -Standards. The currently shown ramps with truncated dome detectable warning panel need to be removed; domes are to warn pedestrians they are entering an intersection and not appropriate for driveways. ii. Wells Fargo must select either a CDOT Type 1 or CDOT Type 2 driveway (refer to CDOT M-609-1) and construct the ADA - compliant sidewalk as a minimum 5' in width. However, the original deed is in the name of "BPP Retail, LLC", and this entity name was eventually changed to "US Retail Partners, LLC". The attached contains the Warranty Deed itself followed by the documents evidencing the name change. I'm not sure of the context in which you are asking this, so if you need anything additional, such as a certificate of good standing, let me know that too. Thanks! Dated this day of MA12& 2011 3311 Elm Street SJG D • Suite 105 Dallas, TX 75226 March 6, 2017 City of Wheat Ridge Community Development RE: Specific Development Plan: Wells Fargo Project Narrative 3490 Youngfield Street, Wheat Ridge, Colorado 80033 The intent of this Specific Development Plan is to reduce and combine the functions of an existing stand- alone branch bank with a stand-alone motor bank facility, both operated by Wells Fargo. The existing branch bank parcel, which is located in the existing Applewood Shopping Center of Wheat Ridge, will be unchanged with the exception of the addition for a free standing drive up ATM. The existing 6,423 SF branch bank facility was constructed around December 2010 and is primarily faced with brick and minimal stucco accents and has been unchanged since the original construction. Planned modification to the entry access to the site will allow ease of access to the new ATM location, which will be on the existing bank parcel, and will simplify vehicular movement for both entering and exiting the site, which is currently somewhat random. Any further impact to the current site layout will be minimal and enhances the directional movement through this portion of the site. The improvement to the site will include not only consolidation of the banking functions from two sites to one, but will also identify the Wells Fargo ATM as a means for minor banking needs without taking additional parking spaces for a walk in only facility. If there are any questions, please feel free to contact me. Sincerely, NOR Thomas W. Chapman, AIA Principal Architect SGDesign, Inc. 214-742-6044 SGD Project Narrative. doc Page 1 of 1 B480 East Orchard Road Suite 6900 Greenwood Village, CO 80111 303 300 5300 RegencyCenters.com March 14, 2017 City of Wheat Ridge Attn: Meredith Reckert, Senior Planner 7500 West 29th Avenue Wheat Ridge, CO 80033 Re: Wells Fargo Application for Specific Development Plan Amendment Drive -up ATM Dear Ms. Reckert: The purpose of this letter is to inform the City of Wheat Ridge that Regency Centers, as Manager for US Retail Partners LLC, Owner of the Applewood Village Shopping Center, authorizes and supports the Wells Fargo SDP application for a new Automatic Teller Machine (ATM) drive-through lane on the north side of the bank branch at 3490 Youngfield Street.
